Description

We are seeking a skilled and proactive Leasing Manager / Licensed Property Manager to join our team. This is an exciting opportunity to manage a growing residential portfolio and contribute directly to the expansion of our business in the Edmonton area.
The successful candidate will be responsible for overseeing the day-to-day management of a residential portfolio currently comprising 100 units, with anticipated growth to 300 units within the next year. This role will also involve identifying and pursuing business development opportunities to attract new tenants and strengthen community partnerships.

QUALIFICATIONS:

  • Must hold a valid Property Management License in Alberta.
  • Minimum of 3–5 years of residential property management experience.
  • Strong understanding of the Edmonton rental market and local community demographics.
  • Experience working with property management software, preferably Buildium.
  • Excellent interpersonal, communication, and tenant relations skills.
  • Proven ability to manage multiple properties efficiently and effectively.
  • Demonstrated ability to identify and develop new business opportunities.
  • Highly organized with strong attention to detail and follow-through.
  • Ability to work independently with minimal supervision and make sound decisions.

Responsibilities
  • Manage the overall operations of the residential property portfolio, ensuring smooth daily functioning.
  • Respond to tenant inquiries and resolve any issues promptly and professionally.
  • Ensure full occupancy by coordinating leasing activities and promoting tenant retention.
  • Oversee all maintenance tasks by coordinating with contractors and service providers to ensure timely and high-quality work.
  • Utilize property management software (Buildium preferred) to maintain accurate records and streamline operations.
  • Conduct regular property inspections to ensure standards are upheld and address any concerns.
  • Develop and execute strategies to attract new tenants, including building relationships with local institutions such as schools, hospitals, and community organizations.
  • Stay informed about rental market conditions, area rental rates, and tenant expectations to remain competitive.
  • Maintain compliance with all relevant property management legislation and company policies.
  • Perform regular portfolio reviews to monitor occupancy, rental income, maintenance costs, and tenant satisfaction.
  • Analyze and actively discuss rental statistics, market trends, and area performance to refine leasing strategies and improve operational results.
  • In addition to overseeing property operations, this role includes developing and executing marketing and advertising campaigns to fill vacant units quickly and attract quality tenants.
