Description SUMMARY The Leasing Agent is accountable for showing and leasing apartments and/or condominiums to prospective residents by performing the following essential job functions. RESPONSIBILITIES The Leasing Agent is accountable for showing and leasing apartments/condominiums, renewing leases to existing residents and performing promotional tasks and timely follow-up with prospective residents to maximize revenue generation to meet or exceed established budget parameters. This includes, but is not limited to, the following: Provide prompt and superior customer service to all residents, prospective residents, visitors and vendors. Be responsive and respectful. Be friendly and helpful. Be prompt and complete: Get it right the first time. Always wear company uniform and nametag. Professional, business-like attire for men within an office setting includes suits, blazers and/or sports jackets, pants such as dress slacks and/or khakis, collared dress shirts, and dress shoes. Clothing must be clean and pressed. Clothing must be clean and pressed. Perform, or ensure performance, of all leasing and renewal activities to maximize revenue and retention goals. Ensure there is appropriate entryway signage and/or balloons to draw in traffic. Answer the phone unless with another customer. A missed call is lost revenue. Check phone messages several times throughout each day and return calls promptly. Check email several times throughout each day for electronic inquiries/leads. Keep Marketing Path and Models/Target Units fresh and presentable each day utilizing the Daily Marketing Checklist. Ensure excellent curb appeal. All employees are expected to pick up trash when walking by. Build rapport with prospective residents over the phone and in person. Complete the guest card and confirm accuracy upon completion. Record necessary information to ascertain needs and qualifications, including the prospect’s email address and cell phone number. This should be done on a daily basis. Accompany prospects to model/target units and discuss the features, benefits, size and layout of rooms. Tour the community to show the available amenities, such as a swimming pool, workout facility, playgrounds, laundry center, etc. Follow up with prospective residents via phone, email, and mail, 5-7 times per prospect. Lease renewal letters and/or contact should occur at 90, 60, 45 and 30 days prior to expiration. All pending renewals must be closed out no less than 30 days prior to lease expiration. Review and obtain all necessary information on Rental Application, Term Sheet and all applicable Lease Addenda, and collect rent, deposits and fees under the direction of the Property Manager. Be neat, professional and presentable. Smile. More residents RENT and STAY at a property because of YOU. Assist in the planning and execution of marketing strategy to qualified sources to increase traffic to the community and/or property. A detailed marketing plan should be created by the Property Manager and implemented each month relating to advertising, outreach marketing, resident retention and community events. A minimum of 4 hours per week of outreach marketing is to be done weekly. Outreach marketing is a combination of personal contact with local business professionals and distribution of marketing collateral where it will be readily available to the most people. The outreach marketing log is to be sent to the OPS Facilitator on the 14th and 28th of each month. Craigslist Ads should be updated, at the minimum, on a daily basis, and all other free sources of internet advertising should be updated at least twice weekly. Market Surveys are to be completed semi-monthly and submitted by the 14th and the 28th of each month. All other duties as assigned. Requirements QUALIFICATIONS AND SKILLS REQUIRED High school diploma or G.E.D.; 6 months related experience and/or training; or equivalent combination of education and experience. Must have superior verbal communication skills, high enthusiasm and proven sales techniques. Must be familiar with a computer and keyboard. Must be available two evenings per week and weekends. Ability to read and interpret documents such as Rental Application, Term Sheet, Residential Apartment Lease, safety rules, operating and maintenance instruction and Best Practices manuals. Ability to effectively present information and respond to questions from groups of prospects, residents, co-workers and the general public. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume. Ability to apply concepts of basic algebra and geometry. Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram or schedule form. Ability to deal with problems involving several concrete variables in situations where only limited standardization exists.
