Description Leasing Specialist Reports To: Regional Manager Location: Pittsburgh (South Hills)Pay: $35-45K Salary (based on experience) plus commission Job Purpose Are you a proactive real estate professional who excels in a fast-paced environment? Arbors Management is seeking a dedicated Leasing Specialist to join our team. In this role, you will be responsible for the end-to-end leasing process and property inspections for a diverse portfolio of scattered-site properties within your assigned region. You will serve as a primary resource for our clients (property owners) and customers (tenants), ensuring high occupancy rates and exceptional property standards. Why work at Arbors Management Inc.? Content Creation: Capture high-quality marketing photographs and post vacancies through PM software to minimize turnover time. Showings: Conduct property showings during normal business hours. Additional evening and/or weekend showings may be needed to accommodate prospective tenants. Documentation: Complete all required leasing paperwork in strict accordance with company policies and submit to the compliance department for approval. Tenant Relations & Transitions Onboarding & Offboarding: Provide comprehensive move-in and move-out instructions. Utility Management: Oversee utility account transitions, set up reversion agreements, and ensure timely transfers to avoid service interruptions. Security Deposits: Manage final tenant reconciliations and security deposit refunds within specified legal and policy time frames. Property Oversight & Inspections Inspections: Conduct thorough move-in and move-out inspections Vacancy Management: Take full fiscal and physical responsibility for managing units during vacancy periods. Turnover Coordination: Schedule and oversee the turnover process, including obtaining estimates, consulting with clients, and managing work orders through PM software. Maintenance Liaison: Directly coordinate with vendors for repairs resulting from inspections. _______________________________________________________________________________________________________________________________________ Qualifications Licensure: Must hold a valid Real Estate Salesperson or Broker License or be willing to obtain one within one year of employment. Education: High School Diploma or GED required. Technical Skills: Strong proficiency with computers, the internet, and Property Management software (Appfolio). Soft Skills: Exceptional interpersonal skills and the ability to work collaboratively with a diverse team. Adaptability: Proven ability to thrive in a fast-paced environment and adapt to changing priorities. Working Conditions & Physical Requirements Environment: This role involves working with a variety of stakeholders, including challenging property owners and tenants. Success requires a high degree of empathy and problem-solving skills. Schedule: While standard hours apply, flexibility is required for showings outside of normal business hours Physical Demands: Regular travel between sites is required. Candidates must be able to walk properties and perform physical inspections of units on a frequent basis.
Responsibilities
The Leasing Specialist manages the end-to-end leasing process, including lead management, property showings, and marketing for a portfolio of properties. They are also responsible for conducting property inspections, overseeing unit turnovers, and maintaining positive tenant and owner relations.
