Responsibilities

ROLE PURPOSE

We’re looking for an organised and customer-focused Lettings Officer to help manage the letting of garages, parking spaces, underground car parks, and barrow stores.
In this busy, hands-on role, you’ll maximise lettings, reduce void times, maintain accurate waiting lists, and ensure properties are safe and ready to let — all while providing excellent customer service, detailed administration, and on-site inspections.

KEY RESPONSIBILITIES

  • Let over 7,000 garages, parking spaces, and non-residential units, ensuring minimum void periods and maximum income.
  • Manage waiting lists for both council tenants and private clients, keeping records accurate and up to date.
  • Process applications, check documents, and sign up new licensees, ensuring all paperwork and payments are correct and compliant.
  • Carry out on-site inspections of garages, parking areas, and stores — identify repairs, liaise with repairs teams, and ensure units are fit for purpose.
  • Promote and advertise available garages, especially in harder-to-let areas.
  • Conduct communal and individual inspections to tackle disrepair, anti-social behaviour, or misuse.
  • Use enforcement procedures to manage compliance with licence agreements, including arranging ad-hoc checks and resolving breaches.
  • Work closely with Repairs Officers, Resident Services, parking enforcement, and other teams to resolve issues quickly and maintain standards.
  • Provide clear, accurate information to new and existing licensees about terms, conditions, health & safety, charges, and payment arrangements.
  • Support customers in using online portals to manage their accounts and payments, encouraging digital access and self-service.
  • Prepare reports and presentations, attend resident meetings and forums, and carry out consultations with stakeholders as needed.
  • Maintain accurate computer records, update systems, and manage data in line with GDPR.
  • Carry out general administrative duties, manage your patch proactively, and take ownership of resolving any issues.
