Job Details Job Location: Corporate Office- Houston - Houston, TX 77057 SWE Homes, a Real Estate Investment Company with a 38-year proven track record of growth and success in the Real Estate Industry, is currently seeking a Loan Servicing Specialist to add to our outstanding team of professionals. The perfect candidate for this challenging and rewarding position will be confident, professional, assertive, accurate, and goal oriented. Additionally, he/she must have outstanding interpersonal and problem-solving skills. Key Responsibilities: Board loans and modifications to ILS servicing system: For originated loans, process data uploads from Calyx to ILS. QC data from uploads against loan documentation for accuracy. Notes and Security instruments Loan applications, closing disclosures, etc. Set up tasks if loan requires repairs or draws. Set up tracking information for insurance and taxes. Calculate seller’s prorated taxes (seller financed) and adjust escrow balance. For Note purchases, manually input boarding data from the Note, Deed of Trust, applications, loan histories, etc. Coordinate servicing transfers: Contact current servicer on Note Purchases Determine date for servicing transfer Send ‘hello’ letters Follow up on payments received during interim servicing Follow up on original collateral documents (Note, Allonges, Assignments, Deeds of Trust, etc.) Set up ACH for loan payments as requested by borrowers. Fund draws as outlined in loan documents. Receive customer request for a draw. Order inspection, if needed. Request that borrower submit pictures of work completed and review. Prepare email request to Scott for approval to release draw. Once approved, request check for borrower, advance the principal balance on ILS, and adjust monthly P&I payment as needed. Communicate with borrower throughout the process. The Preserve Send out monthly billings to property owners for water and trash pickup. Send out annual billings for assessments. Compile packages for the annual property owners’ meeting and mail out. Collection calls for delinquent assessments, water/trash. Send out ‘turn off’ letters to property owners delinquent on water/trash. Send out violation notices as needed. Handle ACC submissions, present to the Board. Send email blasts to property owners for announcements. Communicate/respond with property owners as needed. Qualifications: Highly organized, detail-oriented, creative, and able to work under pressure and tight deadlines. Good work ethic, exceptional customer service, and strong follow-up skills. Proactive, self-starting, friendly, positive, and upbeat attitude. Strong organizational skills and ability to keep detailed notes and records. Great prioritizing skills and ability to communicate effectively (verbally and written) with internal and external parties. Able to work with highly confidential information. Work with a sense of urgency and be aware of compliance timeframes. Qualifications
