Description

POSITION: M&E TEAM LEADER

Location: W8 5NX
Salary: £37,000 – £43,000 per annum (depending on qualifications and experience, inclusive of holiday entitlement)
Working Hours: 9:00 AM – 5:00 PM (flexibility required when needed)
Schedule: 5 days per week with weekend duty management rotation shared with other Team Leaders
Holiday: 5.6 weeks paid annual leave (including bank holidays)
Contract Type: Full-time, Permanent

REQUIRED QUALIFICATIONS & EXPERIENCE

  • Recognised qualifications in HVAC, BMS, and plumbing are essential.
  • Electrical qualifications are highly desirable.
  • Strong understanding of building services systems, including mechanical and electrical plant.
  • Previous experience in a residential, commercial, or hospitality building maintenance environment.
  • Demonstrated ability to lead, supervise and motivate a small team.
  • Knowledge of swimming pool plant operations would be a significant advantage.
  • Comfortable using building management systems (BMS) and basic IT tools.
  • Hands-on, solutions-oriented approach with a strong sense of ownership and accountability.
  • Excellent communication and interpersonal skills with the ability to engage effectively with residents, contractors, and management.
  • Up-to-date knowledge of health & safety and compliance obligations relevant to M&E systems.

Responsibilities

ABOUT THE ROLE

We are currently seeking a highly skilled, proactive, and hands-on M&E Team Leader to join our dedicated Facilities Management team at a prestigious luxury residential development in Central London.
Reporting directly to the General Manager, the M&E Team Leader will oversee the day-to-day operations of the engineering team, ensuring the highest standards of building performance, resident satisfaction, and technical excellence. This is a hands-on role, ideal for a well-rounded engineer who can both lead a team and actively participate in reactive and preventative maintenance.

KEY RESPONSIBILITIES

  • Oversee the M&E operations, ensuring all systems and infrastructure (HVAC, BMS, plumbing, electrical, etc.) are maintained to optimal performance.
  • Provide hands-on support in diagnosing faults, conducting repairs, and carrying out preventative maintenance tasks.
  • Manage and lead a small internal and subcontracted engineering team (including 2 residence engineers), ensuring workload is prioritised and delegated appropriately.
  • Monitor and manage the performance of M&E contractors to ensure all works are completed on time and to specification.
  • Ensure full compliance with health and safety regulations, statutory maintenance, and company procedures.
  • Coordinate the scheduling and supervision of PPM and reactive works.
  • Liaise closely with residents and property management to resolve issues promptly and professionally.
  • Maintain accurate records of works carried out, contractor reports, and service documentation.
  • Contribute to long-term planning for plant upgrades, sustainability improvements, and risk mitigation strategies.
  • Provide technical guidance, training, and mentorship to junior engineers and support staff.
  • Participate in the weekend duty rota, providing onsite leadership and decision-making support.
