Description DUTIES AND RESPONSIBILITIES The Operations Inspector is responsible for providing support to the Civic Building, Community Center and Parks & Facilities building as well as field operations to include select administrative support, invoice inspections, project documentation and database creation. The Operations Inspector will also be responsible for building services related to the reporting, scheduling and oversight of maintenance needs and repairs, managing building assets, building service contracts, and reserve project coordination. The Tech III position is a mentorship level position so the ability to lead assorted staff during your duties is a critical component of the position. The position must provide the highest levels of customer service and support to residents, guests, and colleagues. Duties will vary depending on the needs of the department. ESSENTIAL DUTIES Well versed in the operations and maintenance needs of a wide range of assets including exterior structures, infrastructure and building systems. Well versed in the use and process of inspection documents, tracking programs and general maintenance standard operating procedures. Responsible for routine inspections and service activities for Electrical, Mechanical, and other building-related systems. Perform specific Limble Asset Management system repairs or maintenance tasks as assigned by Parks and Facilities Management or as needs arise. Well versed in the use of Limble software. Create, document, and conduct routine building and exterior infrastructure walk-throughs to identify issues and report as needed. Serve as inspection administrator for the building service contract work; work in partnership with the vendor to ensure quality of work, appropriate scheduling, routine communications, and satisfied customers. Responsible for managing specific reserve study projects, including information acquisition, scope of work, project tracking and documentation. Acts as a liaison with reserve projects which can include the tracking of RFPs and obtaining bids. Proficient user of the Limble software and can competently answer any questions regarding how to do various functions. Coordinates and performs their duties in a collaborative manner to optimize teamwork and a positive working environment. Responsible for the accurate inspection of, and timely submission of; all construction, reserve, and service invoices; assist with other invoice processing as needed. Assist Parks and Facilities staff with Special Events and other non-standard work activities. Maintains a high level of confidentiality in all matters. Collaborates with other departments to ensure positive public relations. Assists in the annual budgeting process for Anthem Operations Department needs, and aids in tracking budgeted items as needed. Possesses a high level of accuracy in all work products. Regular, dependable attendance and punctuality are essential functions of this position. Other duties as assigned by supervisor. Requirements QUALIFICATION REQUIREMENTS Education: AA required; relevant experience may substitute for education at a ratio of 1.5 to 1 (1.5 years’ experience = 1 year education). Experience: At least two (2) years of work experience in facilities maintenance, construction, trades, or related maintenance work; general knowledge of electrical, plumbing, carpentry work and maintenance is essential; experience operating a wide variety of maintenance and construction tools and equipment is a plus. A valid driver’s license and a clean driving record are required. Selected applicants must be available to work various shifts and days of the week, including some holidays; early/late shifts may be required; shifts will be scheduled based on the needs of the Parks & Facilities Maintenance department. Efforts will be made to assign a consistent schedule week to week subject to workload and activity levels. Certified Pool Operator (CPO) certification is required. CPR & First Aid certifications are required; other maintenance or recreation-based certifications such as Certified Playground Safety Inspector may be required. Knowledge of relevant OSHA safety requirements is required. ESSENTIAL PHYSICAL REQUIREMENTS Must be physically and intellectually capable of operating a personal computer, printer, facsimile machine, phone, and various other routine business equipment items. Ability to see well enough to read faint or partially obscured writing or printing. Must be able to speak, read and write English so that various types of communication may be conducted with people of various levels of education and capabilities both in-person and over the phone. Perform physical activities (possibly for extended periods of time) that require considerable use of your arms and legs and moving your whole body, with a full range of motions including walking, sitting, standing, stooping, kneeling, reaching, pushing, pulling, twisting, bending, lifting, and carrying. Position requires the ability to exert minimal force of up to 20 pounds and occasionally up to 60 pounds of force to move or lift objects. Must be able to transport oneself around the office, grounds, facilities, and the community, as needed. Must be able to work in confined spaces for extended periods of time. WORK ENVIRONMENT Must be able to work efficiently on more than one assignment at a time with frequent interruptions, changes, and delays. Must remain alert to working conditions and safety, health, and environmental concerns. Must be able to work effectively with positive attitude and demeanor in an environment which may be stressful due to the nature of the position. Position will primarily be working indoors in a controlled climate but may include working in an outdoor setting throughout the year. HOURS/WORK LOCATION Official hours are Monday through Friday 8:00a.m. to 5:00 p.m. Must also be available to be flexible and work additional hours to ensure proper execution of job responsibilities including attending Board of Director meetings, committee meetings, external meetings, special events, and non-traditional hours handling priority or emergency communications.
