Job Details Job Location: Battery Park City - New York, NY Position Type: Full Time Salary Range: $52000.00 - $60000.00 Salary/year Job Category: Engineering Description The Maintenance Associate at Asphalt Green’s Upper East Side campus is responsible for ensuring the facility's safety, functionality, and readiness during off-hours. This role includes general maintenance, repairs, and mechanical oversight, with an emphasis on pool system management and preparing building spaces for the next day. The associate handles tasks best completed outside of peak hours such as painting, repairs, and deep cleaning to maintain high operational standards for the day’s operations. NOTE: This is an onsite role requiring a willingness to occasionally work flexible hours to support the organization’s signature events, including evenings and weekends, and as required for maintaining facility operations. The schedule for this role: Sunday: 10:00 AM – 6:00 PM (mid shift) Monday: 10:00 AM – 6:00 PM (mid shift) Tuesday: Off Wednesday: Off Thursday: 1:00 PM – 8:00 PM (mid shift) Friday: 2:00 PM – 11:00 PM (closing shift) Saturday: 1:00 PM – 9:00 PM (closing shift) RESPONSIBILITIES Operate, monitor, and maintain mechanical, electrical, plumbing, and HVAC systems. Perform routine inspections and preventative maintenance on building systems and equipment. Maintain and monitor pool systems (filtration, chemicals, temperature); document all readings in DigiQuatics. Address and prioritize overnight maintenance in areas with limited daytime access, including locker rooms and high-traffic common areas. Respond to overnight maintenance emergencies (e.g., leaks, alarms, safety issues) promptly and effectively. Maintain cleanliness and operational order in all mechanical rooms and common areas. Accurately document shift activity and maintenance records in designated formats and systems. Ensure building safety, security, and code compliance overnight. Coordinate shift turnover with closing engineers to ensure continuity of operations. Qualifications Minimum 5 years of experience in a building engineering or maintenance role; overnight experience a plus. Possess or be willing to obtain all applicable fire and life safety certifications required by the FDNY (such as F-01, F-07, S-12, S-13, S-95); current certifications are strongly preferred. Certified Pool Operator (CPO) certification preferred; must be willing to obtain within 90 days of hire if not already certified. Solid working knowledge of facility maintenance and building systems, including basic trades (electrical, plumbing, mechanical, painting). Experience using commercial building tools, equipment, and adherence to safety protocols. Physically able to lift up to 50 lbs, climb ladders, work in confined/elevated spaces, and remain on feet for extended periods. Strong ability to work independently, troubleshoot technical issues, and make sound decisions under pressure. Proficient in documenting and communicating maintenance activities clearly and accurately. Comfortable with administrative tasks; proficient in Microsoft Office and familiar with platforms like Salesforce or other work order systems. Preferred: experience with pool operations, mechanical plant systems, or building automation. Familiarity with Building Management Systems (BMS) is a plus.
