Description
Heritage Construction and Maintenance is currently looking for an Onsite Building Engineer for a high-rise condominium community. The position relies substantially on the person’s level of understanding and knowledge of the maintenance requirements including, but not limited to, the following building maintenance functions, including building structure and surfaces, electrical systems, plumbing, water and sewer systems, heating and air conditioning systems, sanitation systems, elevator systems, fire sprinkler systems, power generators, irrigation and landscaping systems, swimming pool systems and general cleaning and housekeeping requirements. Qualifications The Maintenance Technician has the primary responsibility for: * Monitoring and inspecting all building maintenance functions * Fast and effective response to malfunctions of the building maintenance functions * Performing basic maintenance repairs to the building maintenance functions, such as, replacement of light bulbs and fixtures, repairing small water leaks in plumbing and irrigation systems, adjustment of door hardware, etc. * Performing basic maintenance repairs to the building maintenance functions, such as, replacement of light bulbs and fixtures, repairing small water leaks in plumbing and irrigation systems, adjustment of door hardware, etc. * Development of preventive maintenance programs on all building maintenance functions and establishment of maintenance and service contracts with qualified vendors for those programs * Reviewing the compliance requirements of city, state or national building codes for any and all building maintenance functions * Management of outside vendors while they are on site performing any and all maintenance services or special projects involving the building systems * Assessing the effectiveness of all building maintenance function and reporting on the status of the systems and recommendations for maintaining or improving the performance, efficiencies, or effectiveness of those systems * Maintain and operate power tools on site, pressure washer, backpack air blower, other. * Storm water facilities review and clear of debris as required * Swimming Pool oversight and maintenance (CPO required) * Perform periodic review of the existing Common Area HVAC systems, replacement of filters monthly * Access all roof structures and perform visual review and report any defects noted, monthly, clear all gutters and downspouts at roof area, weekly * Assist the Lifestyle Director with event set up and take down Non-essential Job Functions * Ability to communicate effectively both orally and in writing and to establish and maintain good working relationships with other employees, vendors, residents and the general public. * Considerable knowledge of safety standards and precautions pertaining to building maintenance and repair relative to the use of power tools and construction methods. * Establishment of necessary tools and replacement inventories of common maintenance materials. Ability to use and operate the tools and equipment of the building maintenance trades in a safe and effective manner. Appropriate Certifications or Other Job Skills/Abilities * Qualified training and/or certification in related building maintenance systems * CPO – Certified Pool Operator * Boiler Certification
