As the Director Maintenance Services, you are delegated the administrative authority, responsibility, and accountability necessary for carrying out your assigned duties. The primary purpose of your job position is to plan, organize, develop, and direct the operation of the Maintenance Department in accordance with current federal, state and local standards, guidelines, and regulations governing our facility, and as may be directed by the Administrator, to assure that our facility is maintained in a safe and comfortable manner.   Benefits * Health, Dental, & Vision Insurance offered * 401K * PTO * Holidays * Flexible Schedules Responsibilities * Follow written maintenance policies and procedures. * Review job descriptions of maintenance in accordance with the American with Disabilities Act, OSHA, and other pertinent laws and regulations. * Inspect storage room, work room, utility/janitorial closets, etc. for upkeep and supply.  * Work with Corp staff as necessary and implement recommended changes.  * Will be required to drive facility vehicles. * Supervise safety and file protection and prevention programs by inspection work areas and equipment at least weekly. * Promptly report equipment or facility damage to the Administrator. * Keep the facility doors, resident doors, hallways, walls & trim, clean & painted. * Check resident's rooms at least monthly, for items not allowed in the facility.  * Maintain the confidentiality of all residents care information.  * Ensure that all department employees follow established department policies & procedures.  * Be prepared to handle emergencies as they come up (i.e., rescheduling maintenance work schedules, etc.) * Assist in establishing a preventive maintenance program. Qualifications * Must be able to move intermittently throughout the work day. * Mist be able to speak & write the English language in an understandable manner. * Must function independently and have flexibility, personal integrity, and the ability to work effectively with residents, personnel, support agencies, and outside agencies. * Must be able to push, pull, move, and/or lift a minimum of 20 pounds to a minimum height of three feet and be able to push, pull, move, and/or carry such weight a minimum distance of 20 feet.  * May be necessary to assist in the evacuation of residents during emergency situations.  We are an equal opportunity employer and prohibit discrimination/harassment without regard to race, color, religion, age, sex, national origin, disability status, genetics, protected veteran status, sexual orientation, gender identity or expression, or any other characteristic protected by federal, state or local laws.
