Summary: The General Maintenance is responsible for performing various maintenance functions that are necessary to maintain and enhance the value of the community. Manages outdoor lighting of Tennis Courts, Pickle Ball Courts, Building lights, and Landscape Lights. Maintains cleanliness of Golf Casa and the restrooms/air compressors of the Golf Course restrooms. Conducts monthly Fire Extinguisher inspection (first business day of the month). Maintains current supply of Materials. Processes daily work requests and repairs as requested. Prioritizes daily workload and schedule for self, with the approval from supervisor. Answers and returns phone calls and emails. Performs tasks associated with electrical, plumbing, carpentry, masonry and painting. Maintains and troubleshoots HVAC systems. Repairs and treats structures such as showers, sinks, appliances, doors, cabinets, walls and building exteriors/interiors. Schedules and completes preventative maintenance. Assists in monitoring all work being performed by outside contractors. Monitors and maintains all building systems as assigned. Assists with maintenance of grounds such as trash pick-up. Assures safety practices are used which comply with all company, local, city, state and federal guidelines. Follows policies and procedures and comply with Fair Housing, state and federal laws. Practices and adheres to Keystone’s Core Values, Mission, and Vision. Any additional job duties as required by the supervisor. Qualification Requirements: Must possess a valid Driver’s License and maintain a clean DMV record. Basic understanding of electrical, plumbing, painting, masonry, carpentry, and drywall. Excellent customer service and interpersonal skills. Strong verbal and written communication. Proficient in English. Working knowledge of HVAC systems· Follow oral and written instructions. Ability to communicate effectively with residents, co-workers, management, and vendors. Available to perform emergency repairs after hours. Ability to climb up to 40 feet and lift up to 50lbs. Verifiable references. Able to pass a background check. Education and/or Experience: 2 or more years of experience working in a Facilities or Maintenance related role. High School Diploma or GED required. Responsibilities

The Maintenance General is responsible for performing daily inspections, repairs, and preventative maintenance on community facilities and building systems. They also manage interactions with residents, staff, and contractors to ensure the community is well-maintained and safe.
