Description The Maintenance Supervisor is responsible for overseeing the maintenance operations of two residential buildings located across from one another: a 162-unit garden-style community and a 74-unit mid-rise building. This role ensures that both properties are maintained to the highest standards of safety, cleanliness, functionality, and curb appeal. The Maintenance Supervisor will lead and support a team of two Maintenance Technicians while managing daily operations, work orders, preventative maintenance, vendor coordination, and inventory control. A Day in the Life Leadership & Team Management: Supervise, train, and support two Maintenance Technicians Assign daily work orders and prioritize tasks effectively Foster a positive, accountable, and team-oriented work environment Provide ongoing coaching and performance feedback Maintenance Operations: Oversee completion of all service requests in a timely and professional manner Perform and assist with maintenance tasks, including appliance repair, painting, plumbing, electrical, and general carpentry Ensure all units are market-ready within established timelines Conduct regular inspections of buildings, common areas, and grounds Scheduling & Time Management: Develop and manage daily, weekly, and monthly maintenance schedules Coordinate preventative maintenance programs Respond promptly to emergency maintenance issues, including after-hours as needed Vendor & Inventory Management: Coordinate with external vendors and contractors for specialized repairs and services Obtain bids, schedule work, and ensure quality and cost efficiency Maintain accurate inventory of supplies, tools, and equipment Order parts and materials as needed while staying within budget Resident Relations: Communicate professionally and effectively with residents regarding maintenance requests and updates Ensure high levels of resident satisfaction through quality service and responsiveness Address resident concerns in a courteous and timely manner Compliance & Safety: Ensure compliance with all local, state, and federal regulations Maintain a safe working environment and enforce safety protocols Keep accurate maintenance records and documentation Requirements Proven experience in apartment maintenance, preferably in a supervisory role Strong working knowledge of appliance repair, painting, plumbing, electrical, and general maintenance Excellent time management and organizational skills Experience scheduling, ordering supplies, and working with vendors Strong leadership and team communication skills Ability to interact professionally with residents and staff Ability to prioritize multiple tasks and work in a fast-paced environment Must have reliable transportation and Drivers License Work Environment: On-site position supporting two properties located directly across from each other\ Requires occasional on-call availability for emergencies Work well with a wide diversity of people, honestly, ethically with integrity and a sense of humor Experience with YARDI Voyager 6.0 and HappyCo desired; ability to learn quickly required. Physical Requirements Comfortable standing for two hours at a time while work is performed Able to stand on varying surfaces such as carpeting, linoleum, tile, concrete, gravel, dirt, and grass for multiple hours throughout the day Ability to work indoors and outdoors in various weather conditions Standing is intermittent with walking Lifting/Carry 10 to 50 pounds - when lifting various supplies or equipment. Assistance is available in moving furniture that weighs over 50 pounds Push & Pull Occasional pushing and pulling when moving furniture. Carts may be available for moving heavier equipment. Able to climb stairs and occasionally climb ladders when cleaning gutters, painting or performing other job duties. Bend/Stoop: Frequent bending occurs when repairing pipes under sinks, installing wall outlets, painting, etc. Crouch: Occasional crouching occurs when repairing pipes under sinks, installing wall outlets, painting, etc. Twist: Occasional twisting may occur when performing carpentry work. Kneel: Occasional kneeling occurs when repairing pipes under sinks, installing wall outlets, painting, etc. Crawl: Rare crawling will occur to use crawl space to check facility pipes, and wiring Environmental Factors: May be some whole-body vibration when operating heavy equipment. May be subject to changes in temperature when outdoors and when going from indoors to outdoors. 80% of the position is performed indoors and 20% is performed outdoors. Exposure to paint, paint thinner, wallpaper glue as related to commercial and residential property management
