Description

MAINTENANCE MANAGER:

The Maintenance Manager is responsible for the supervision and development of the Maintenance Technicians and Porter staff, as well as the coordination and execution of common area and apartment repairs. These responsibilities include plumbing, HVAC, electrical, carpentry, and appliance maintenance. The Maintenance Manager oversees all aspects of property maintenance, including the upkeep of physical grounds, ensuring curb appeal through regular building inspections (interior and exterior), groundskeeping, and preventive maintenance. Exceptional customer service and strong attention to detail are essential to ensuring resident satisfaction within the community.

REQUIRED KNOWLEDGE AND SKILLS:

  • Proven experience leading and developing successful maintenance teams.
  • Working knowledge of plumbing, electrical, HVAC, carpentry, appliance repair, and snow removal.
  • Familiarity with multifamily property management software such as RealPage, OneSite, or Yardi.
  • Basic proficiency in Microsoft Excel and Word.
  • Strong customer service orientation.
  • Professional, courteous, and approachable demeanor.
  • Self-motivated, proactive, and a collaborative team player.
  • Valid driver’s license with a clean driving record and reliable transportation for on-call duties.
  • Experience with automated work order systems, camera surveillance systems, and pool maintenance is a plus.

    Pay: $80,000.00 - $85,000.00 per year

Responsibilities
  • Efficiently schedule all daily work orders within 24 hours and assign to appropriate maintenance staff.
  • Communicate promptly with the Property Manager regarding any delays in work order completion.
  • Troubleshoot and resolve repair and maintenance issues related to electrical, plumbing, HVAC, appliances, and carpentry.
  • Collaborate with the leasing office to ensure all make-ready repairs and services are completed on time.
  • Update the Make-Ready schedule daily in the RealPage software system.
  • Schedule all necessary work for unit turns, coordinating both in-house staff and external vendors (e.g., materials, appliances, flooring).
  • Obtain and review project quotes from outside contractors, ensuring high standards of work and materials.
  • Maintain accurate records for preventative maintenance, building systems, service requests, and apartment turnover status.
  • Support the Property Manager in preparing annual community budgets.
  • Participate in a rotating on-call schedule to respond to after-hours emergencies.
  • Stay up-to-date with all relevant building codes and safety regulations.
  • Maintain cleanliness and order in trash rooms and dumpster areas.
  • Assist with snow removal and clearing during inclement weather.
  • Monitor and manage inventory for the maintenance workshop.
  • Provide coaching, mentoring, and leadership to Maintenance Technicians.
