Description:

Following retirment , we are looking for a Maintenance Lead ( Manager )
Full-time (40 hours per week per week)
Plus occasional extra hours and call-outs when required
The Mount is an Independent Specialist College and a Co housing Community which is a life sharing initiative for individuals and families with and without additional needs specifically dedicated to serving the needs of young people with learning difficulties over the age of 16 years in their transition to adulthood and beyond

PERSON SPECIFICATION/PERSONAL QUALITIES AND SKILLS

Qualifications and training
Good basic level of education, including English
Trade specific qualifications

KNOWLEDGE AND EXPERIENCE

Good all-round experience and skills in maintenance, decorating, plumbing, carpentry etc
Experience of completing risk assessments for tasks and processes
Experience of working within a busy environment with multiple demands on time and attention.
Clear understanding of the principles of Health & Safety in the workplace
Experience of supervising a small team of people
Experience of a similar role within a school, college or hospital environment
Confidence and skills in using Office applications and other information systems
Experience of working with, or interaction with, young adults with learning difficulties and disabilities

Responsibilities:

· To lead a small maintenance team, managing their daily activities, training needs and their professional development.
· Reporting directly to the Mount Camphill Community Health and Safety representative.
· To respond to a wide variety of maintenance issues from members of the community, within appropriate timescales for each task.
· To carry out regular checks to identify any repairs or maintenance issues which may arise.
· To maintain a continuous, record of maintenance tasks requested, planned, and completed.
· To undertake such repairs and maintenance tasks as possible directly, showing a clear regard for the principles of Health & Safety, Safe Systems of Work and COSHH as appropriate.
· Tasks to be undertaken directly may include (but are not restricted to);
- Internal and external decoration,
- Carpentry and plumbing repairs,
- Repairs to buildings, fixtures and fittings,
- Arranging and overseeing regular testing, for example of fire alarms, fire extinguishers, emergency lighting, PAT testing of electrical equipment, maintenance of sewage systems etc.
- Checking of utility meter readings and usages.
· To carry out (or to arrange to be carried out) legally required checks (e.g. Legionella treatments/inspections, Fire detection systems).
· To instruct proficient external contractors when necessary, in consultation with the Health & Safety/Maintenance Group and Finance Group as appropriate, ensuring that all work is carried out safely, efficiently and with minimum disruption to students, residents and visitors.
· To ensure contractors are suitably qualified, follow safe practices and have current and sufficient public liability insurance.
· To ensure contractors are chaperoned as appropriate to ensure safeguarding procedures are followed.
· To establish a programme of scheduled maintenance tasks, and ensure they are completed within the planned timescale.
· To be a key member of the Health & Safety/Maintenance Group, attending weekly meetings to provide up to date information about work schedules and current issues, and receive feedback from other members of the community.
· To assist with the formulation of the annual forecast of maintenance and capital expenditure, together with regular reviews of actual expenditure against forecast.
· Responsible for -supervision and appraisal processes, including probations for maintenance team
· To undertake training and courses as required to fulfil the maintenance lead role and any statutory requirements.
· Potentially provide internal work experience and training for college students if required by the maintenance team. (following necessary training and induction).
