Description

The ‘Maintenance Manager’ is responsible for maintaining the Estate’s property (residential, commercial, racing and stud) to the highest possible standards.
The role is 70% hands-on property maintenance, 30% desk-based administration and project co-ordination.

SKILLS AND EXPERIENCE:

  • Skilled at plumbing, heating and minor electrical work.
  • Experience maintaining residential and commercial property to include, but not limited to, fixing heating, flooring, taps, door handles, plug sockets and so on.
  • IT skills/computer literacy, particularly using MS office and Excel
  • Ability to work effectively within a team but also confident working independently
  • Strong organisational skills with the ability to manage multiple tasks simultaneously

Responsibilities

MANAGEMENT RESPONSIBILITIES:

  • Taking responsibility for keeping all Estate properties in the best possible condition through a scheduled programme of repairs, and annual maintenance activities
  • Liaising on a daily basis with the Estate Administrator to capture reactive maintenance issues, scheduling and resolving these in the most cost, and time efficient way possible.
  • Management of sub-contractors, where needed, to deliver refurbishment projects to agreed timeframes and costs.
  • Keeping accurate records of completed work using a management software.
  • Preparing the annual property maintenance budget and monitoring and reporting spend against this budget on a quarterly basis.
  • Taking responsibility for team and subcontractor compliance with all legislative requirements especially Health & Safety.

MAINTENANCE RESPONSIBILITIES:

  • Carrying out day-to-day reactive property maintenance across all Estate property. Including plumbing, minor electrical work, decorating and other general maintenance.
  • Liaising with external contractors for major repairs or specialised maintenance, where necessary.
  • Complying with relevant Health and Safety legislation, including risk assessment and where appropriate, Personal Protective Equipment (PPE) as required to keep yourself and those around you safe.
