Description Purpose Maintains, operates, and performs repairs of building systems and associated equipment for efficient safe operation including air handling units, chillers, boilers, HVAC controls, building automation system, compressors, pumps, motors, electrical switchgear and fire alarm systems. Coordinates and oversees repairs to outbuildings. Organizes and completes work orders in a timely manner. Key accountabilities include: maintaining building systems and equipment to peak operation, assisting with janitorial or basic maintenance duties. Essential Job Functions Must have high school education, ability to read, write, and follow oral and written instructions. Must be familiar with general building maintenance, equipment, techniques, and operation of plumbing, heating, sanitation, refrigeration, electrical systems and fire, safety regulations and procedures. Must have a general knowledge and be able to detect malfunctioning equipment. Must have the ability to work independently and be self directed. Must be willing to cross train and work as a team member. Must have the willingness to learn and adopt new concepts and ideas. Responsibilities and Duties Keep preventive maintenance program up to date by completing routine service inspections, testing, and record keeping. Repair and maintain tools, pumps, motors, boilers and all building mechanical systems. Comply with local building, life safety, OSHA, Fire and other safety codes. Subject to emergency on call for off duty hours and weekends. Maintain knowledge of individual role in current hospital fire, disaster and hazardous communication program. Perform other duties that may be required or assigned by your supervisor. Participate in the orientation of new employees. Help maintain safety, infection control and other safety programs. Snow removal and salt/sanding. Attend departmental / hospital related meetings. Promote cost and time-saving ideas within the Hospital. Requirements Knowledge, Skills and Abilities - Competencies Light to extremely heavy physical effort (lifts and carry up to 50 #). Frequent prolonged standing or walking. Supervisory Responsibility Guidance: The job requires the provision of OCCASIONAL guidance and training to others. The job does not have formal or official supervisory responsibilities. Materials Responsibility Limited: Work requires limited responsibility for material resources. Examples of resources could include supplies, equipment, inventories, small budgets, and other similar material assets. The employee has a limited amount of control over these resources. The cost of errors is also limited in terms of damage, waste of financial loss. Problems associated with material resources are not complex. The volume of resources may vary, but the level of difficulty in dealing with these resources is uncomplicated. Position Specifications Education 2 year college program or equivalent experience Field of Study Electrical, mechanical, plumbing Special Training Experience in painting, carpentry, electrical repair, plumbing repairs of mechanical work; Dependent Adult/Child Abuse Mandatory Reporter Training, CPI, within timelines established in the Licensure, Registration, Certification and Life Saving training policy. Training Preferred Vocational training/course work in HVAC, mechanical, plumbing, or electric work, BCLS Licensure / Registration Valid Driver’s License Experience More than 3 years experience required. Interpersonal Skills Interaction is with a variety of people. These may be fellow employees, customers, the public or others outside the organization. Communications are of limited difficulty. Interactions usually involve short, straightforward exchanges of information. The job requires a limited amount of interpersonal skills. Interactions are non-stressful encounters and dealing with uncomplicated problem situations. Working Conditions: There is limited exposure to moderately adverse and undesirable environmental conditions. There are some health and safety risks.
