Job Title: Maintenance Mechanic – Level 3
Reports to: Property Manager

Job Summary:
The Maintenance Mechanic Level 3 is a senior position responsible for demonstrating seasoned expertise in the maintenance field. This role involves a high level of proficiency in advanced repairs, diagnostics, and leadership responsibilities. Other key responsibilities include leading and supervising maintenance projects, mentoring junior and intermediate team members, and contributing to strategic planning for maintenance operations.
The Maintenance Mechanic Level 3 independently performs a wide range of complex duties under limited guidance from supervisors, is involved in decision-making processes, and implements improvements in maintenance procedures and practices.
Education/Certification Requirements:
High School Diploma or equivalent.
Experience Requirements:
5 - 7 years of experience in maintenance or a related field.
Qualifications:
This position requires a valid Florida driver’s license and the ability to pass a pre-employment drug screening. Must be able to lift 50 lbs., drive a pickup truck or van, and be insurable under the agency’s fleet auto insurance. In addition, the person must be able to read, write, and speak English. Must achieve the SHA/STC Maintenance Mechanic III certification within six (6) months of employment.

Demands/Environment:
Work primarily involves hands-on and physically demanding tasks related to repairing and maintaining residential units. This includes lifting heavy objects, using various tools, and being actively engaged in indoor and outdoor activities. The trainee can expect exposure to different weather conditions during outdoor work, potential exposure to dust and chemicals, and may work in confined spaces within residential units. The job setting involves on-site visits for inspections and repairs, collaborative work with the maintenance team, and participation in training sessions or workshops for skill development.
