Job Title: Maintenance Mechanic – Level 3

Job Summary:
The Maintenance Mechanic Level 3 is a senior position responsible for demonstrating seasoned expertise in the maintenance field. This role involves a high level of proficiency in advanced repairs, diagnostics, and leadership responsibilities. Other key responsibilities include leading and supervising maintenance projects, mentoring junior and intermediate team members, and contributing to strategic planning for maintenance operations.
The Maintenance Mechanic Level 3 independently performs a wide range of complex duties under limited guidance from supervisors, is involved in decision-making processes, and implements improvements in maintenance procedures and practices.
Education/Certification Requirements:
High School Diploma or equivalent.
Experience Requirements:
5 - 7 years of experience in maintenance or a related field.
Qualifications:
This position requires a valid Florida driver’s license and the ability to pass a pre-employment drug screening. Must be able to lift 50 lbs., drive a pickup truck or van, and be insurable under the agency’s fleet auto insurance. In addition, the person must be able to read, write, and speak English. Must achieve the SHA/STC Maintenance Mechanic III certification within six (6) months of employment.

Knowledge and Skills:

• Leads and executes advanced repairs, diagnostics, and troubleshooting across a diverse range of equipment and systems.
• Utilizes advanced communication skills to interact effectively with residents, staff, and team members, fostering a collaborative work environment.
• Proficiently utilizes Computerized Maintenance Management System (CMMS), specifically PHA Web, for work order scheduling, pneumatic equipment, and inventory management.
• Applies mastery in reading and interpreting intricate blueprints, diagrams, and manuals, guiding complex maintenance activities.
• Spearheads strategic preventive maintenance programs to ensure the long-term optimal performance of equipment.
• Demonstrates expert-level skills in carpentry and flooring tasks, overseeing renovations and installations with precision.
• Undertakes masterful plumbing tasks, including overseeing complex repairs and system enhancements.
• Exhibits mastery in routine and complex appliance installations, repairs, and upgrades.
• Executes painting tasks with proficiency, contributing to both maintenance and aesthetic enhancements.
• Takes a leadership role in advanced HVAC maintenance, troubleshooting, and system upgrades with high expertise.
• Leads and participates in advanced facility and building maintenance, ensuring safety, functionality, and adherence to quality standards.
• Supervises maintenance projects, provides mentorship to junior and intermediate team members, and actively contributes to their professional development.
• Requires continuous training to stay current with industry advancements.
• Ability to work nights, weekends, or non-regular hours.

Demands/Environment:
Work primarily involves hands-on and physically demanding tasks related to repairing and maintaining residential units. This includes lifting heavy objects, using various tools, and being actively engaged in indoor and outdoor activities. The trainee can expect exposure to different weather conditions during outdoor work, potential exposure to dust and chemicals, and may work in confined spaces within residential units. The job setting involves on-site visits for inspections and repairs, collaborative work with the maintenance team, and participation in training sessions or workshops for skill development.
