Description

Role: Maintenance Officer
Responsible to: Property & Maintenance Manager
Hours: *40 hours per week – role requires flexibility and on call.
Shift Pattern: Rota system covering Monday to Sunday – Day shifts – some weekends may be required.
Salary: *
£27,000 – 29,000 depending on experience.
Location: Luton with travel to Hitchin when required.

Keystage Housing is a supported accommodation provider within Luton and North Herts which provides accommodation opportunities for adults who have experienced a variety of complexities and inequality, we have a range of services to meet their individual needs on a proactive and flexible basis. Our aims are to provide safe and supportive accommodation for those who are rough sleeping or at risk of homelessness, providing respite from rough sleeping, with a trauma informed supportive plan to enable individuals to access appropriate support and build a pathway into more permanent accommodation. We ensure that individuals with complex needs receive enhanced support to access treatment and wider services as part of their journey.

QUALIFICATIONS, EXPERIENCES, KNOWLEDGE & ABILITIES ESSENTIAL:

  • Driving License with Business Insurance, access to your own vehicle is also required for which either mileage expenses or a travel allowance will apply.
  • Two years’ demonstrable experience of working within a building and property maintenance industry.
  • Experience of working within a team and track record of using own initiative.
  • Proven ability to work across multi sites and through remote management.
  • Experience in Health and Safety legislation and operating principles, including COSHH Legionella Testing and remedials, PAT testing.
  • Attention to detail, including attention to quality. Whilst working with conflicting deadlines and priorities.
  • Ability to demonstrate a trustworthy, honest and reliable approach and to uphold professional boundaries.
  • Demonstratable ability to put people at ease with a friendly and kind demeanour and an awareness and sensitivity to the vulnerabilities of our client groups.
  • Ability to maintain accurate records, write effective reports and work efficiently to communicate challenges efficiently and proactively with Property Manager and Maintenance Manager.
  • Solution focused and takes own initiative in identifying and proposing opportunities to work smarter.
  • Must be computer literate with attention to detail and excellent organizational skills.
  • A keen eye for detail and accurate reporting of maintenance to the property team whilst on site using property management software (training will be provided).
  • Ability to write emails/supporting documents in a clear, professional, well written with an eye for detail.
  • Ability to communicate with a range of people positively, professionally and in an inclusive manner.
  • Ability to work as part of a team both internally and externally to facilitate and deliver good maintenance service across three boroughs (where the needs arise).
Responsibilities
  • To carry out preventative, planned maintenance according to work orders and undertake routine inspections of the premises, fixtures, fittings, utility meters, and the grounds.
  • Under minimal supervision perform highly diversified duties to maintain and improve the property portfolio.
  • Must be able to demonstrate knowledge and expertise in the basic techniques of electrical repair and maintenance, carpentry and building maintenance.
  • To co-ordinate/carry out repairs, maintenance, improvement works and inspections to ensure the general upkeep and maintenance of the premises.
  • To uphold health & safety checks including fire alarm testing, legionella water temperature checks, emergency light testing, and site safety/security checks are carried out regularly, maintaining the safety and welfare of members of the staff and people we work with.
  • Participate in the Emergency On-Call for the service, assisting with advice and attending emergency repairs call outs as required.  
  • Proactively communicate with the Property Manager maintenance team and assistant locality managers. Keep logs of maintenance and able to provide accurate information and regular updates as required by manager.
  • Ensure tools and equipment are adequately maintained and stored in a place of safety, secured from access by unauthorised persons.
  • Contribute to implementation of best practice maintenance vision, policies, processes and procedures to aid and improve the maintenance standard within the property portfolio.
  • To act as a contact for Contractors attending sites, ensuring they are fully aware of Keystage Housing attendance procedures. To ensure keys, access cards and access codes/fobs are signed out and recovered according to procedures, to maintain security of buildings.
  • Develops working knowledge of industry regulations, restrictions, and laws; ensuring that all services adhere to all regulations.
  • To undertake any other duties as may reasonably be required as part of the maintenance management service.
  • All employees are required by Section 7 of the Health and Safety at Work Act to take reasonable care of their own health and safety and that of others who may be affected by their acts or omissions.
  • This role is subject to satisfactory DBS references and pre-employment checks together with prior employment references.
