Summary: The Maintenance Porter is responsible for keeping buildings, facilities, and restrooms in a clean and orderly condition are a priority. Perform cleaning duties such as floors, shampooing rugs, washing walls and glass, cleaning showers /restrooms, and disposing of trash on a regular basis. Duties may include performing routine maintenance activities, notifying management of needs for repairs and cleaning debris from common areas. Empty trash cans. Dust. Wipe down door handles and clean glass. Wipe down the front desk shield. Clean Fitness Facility. Clean glass doors, wipe down all door handles and frames. Wipe down all equipment 2x per day. Studio equipment was wiped down and placed in the proper location as needed. Fitness studio exterior patios- pick up leaf debris, wipe down furniture. Pick up trash on the floors. Empty trash bins. Wipe down toilets, restock paper supplies, and soap/shampoo in the locker room/restroom. Dust all lighting fixtures. Mop restroom floors. Clean Clubhouse/Kitchen/Bar Area. Clean glass doors, wipe down all door handles and frames. Wipe down furniture, clean glass tables. Wipe down counters. Pick up trash on the floors. Empty trash bins. Wipe down toilets, restock paper supplies, and soap/shampoo in the locker room/restroom. Dust all lighting fixtures. Mop restroom floors. Sweep floors. Dust window seals. Wipe down the kitchen sink and countertops. Dust artwork and décor. Ensure all furniture is properly arranged. Vacuum carpets Clean Park Areas. Wipe down furniture, empty trash, and pick up trash off the floor. Clean Pool Areas. Ensure all furniture is properly arranged. Pick up any trash in the facility. Empty trash bins and put new liner. Wipe down exterior shower fixtures. Pick up/use a blower for any leaf debris on the ground. Wipe down light fixtures. Wipe down door handles/door frames. Clean Main Sidewalk/ Entry. Sweep/blow leaf debris off the sidewalk. Remove any pet waste/clean off the sidewalk. Wipe down the main entry glass doors. Remove any leaf debris from entry fountains. Pick up any trash off the sidewalk/ gutter/ landscape beds. Qualification Requirements: Skilled and comfortable in working with a diverse group of homeowners, homeowner volunteers, and staff members. Maintains a positive attitude, remaining consistent despite challenging situations. Strong analytical and critical thinking skills. Excellent written and verbal communication skills. Basic computer skills in in order to learn and use the AppFolio database and Microsoft Outlook. Must possess a valid Driver’s License and maintain a clean DMV record. Able to pass a background check. Education and/or Experience: Minimum of 1 year experience and/or custodian or janitorial work. High School Diploma or GED required.
