Maintenance Manager – Property Management Location: Hickory, NC (servicing multi-state portfolio) Reports To: Property Manager Portfolio Size: 300+ Units Position Overview We are seeking a highly skilled and organized Maintenance Manager to oversee all maintenance operations for our growing property management company. The ideal candidate will have extensive experience managing maintenance teams and vendors across large residential portfolios (300+ units). They must be hands-on with unit turns, able to work within our property management system (AppFolio), and ensure all maintenance activities are documented, scheduled, and completed to company standards. Key Responsibilities Unit Turns & Repairs Personally complete unit turns, including general handyman work, repairs, painting, appliance installs, and fixture replacements. Guarantee units meet company standards before tenant move-in. Work Order Management Review, assign, and complete work orders in AppFolio. Document all maintenance activities accurately and on time. Vendor & Contractor Oversight Source, schedule, and manage vendors and contractors. Collect estimates and invoices, verify completed work, and perform quality checks. Ensure all vendor work aligns with budget and timelines. Scheduling & Tenant Coordination Communicate with tenants to schedule repairs and maintenance visits. Track all scheduling and service updates through AppFolio. Preventive Maintenance Develop and manage preventive maintenance schedules for: HVAC systems (filter changes, seasonal inspections). Roofing & gutters (cleaning, inspections). Plumbing (leak checks, water heater flushes). Appliances & safety equipment (testing smoke detectors, GFCI outlets, etc.). Proactively identify recurring issues and address them before they become costly repairs. Maintain compliance with local and state safety codes. Team Leadership & Tracking Supervise maintenance staff and coordinate workloads. Track employee hours and vendor work performance. Provide training to ensure high-quality, consistent results. Reporting & Documentation Generate weekly reports for the Property Manager on maintenance activities, budgets, and preventive schedules. Maintain detailed digital records of all maintenance and inspections in AppFolio. Qualifications Required: 5+ years of residential property maintenance management. Experience managing a 300+ unit portfolio. Proficiency in AppFolio or similar property management software. Strong hands-on technical skills (plumbing, electrical, HVAC basics, carpentry, etc.). Demonstrated experience creating and managing preventive maintenance programs. Excellent organizational and communication skills. Valid driver’s license and reliable transportation. Preferred: HVAC/EPA certification. Multi-state property management experience. Bilingual (English/Spanish). Compensation & Benefits Competitive salary (based on experience).
