Description
Billingsley is seeking an experienced Service Manager to lead maintenance operations at a new lease-up community. This role is ideal for a hands-on leader with deep multifamily maintenance experience, a strong customer focus, and the ability to build and guide a team from the ground up. Key Responsibilities Lead day-to-day maintenance operations including service requests, repairs, and preventative maintenance Oversee the full make-ready process for new move-ins including inspections, vendor scheduling, punch list completion, and final walkthroughs Maintain high standards for the cleanliness and appearance of building exteriors, common areas, amenities, and grounds Hire, train, and supervise the maintenance team to ensure safety, quality, and responsiveness Perform quality control inspections of in-house and vendor work Maintain inventory and assist in managing turnover, R&M, and CapEx budgets Ensure compliance with OSHA and safety protocols and conduct regular safety meetings Develop and implement long-term maintenance strategies in collaboration with the Portfolio Manager and Area Director Identify and support property improvements and cost-saving initiatives with measurable ROI Negotiate and manage service contracts with support from corporate purchasing Qualifications Minimum 5 years of experience as a Service Manager in multifamily maintenance CAMT certification High school diploma or equivalent required; trade school or military experience a plus EPA and HVAC certifications or willingness to obtain Knowledge of OSHA safety standards and multifamily building systems Proven leadership and team development skills Customer-focused mindset with strong communication skills Willingness to work a flexible schedule including on-call responsibilities Valid driver's license with a clean driving record This is a unique opportunity to shape the maintenance culture and standards at a new, high-end community.
