POSITION SUMMARY The Maintenance Specialist is a skilled, hands-on role that helps keep Oak Hills safe, beautiful, and enjoyable for all who call it home. This position plays a key part in caring for our shared amenities and infrastructure from routine maintenance and timely repairs to coordination with trusted vendors and contractors. The Maintenance Specialist works closely with the Office Administrator and Facilities & Maintenance Technician to ensure work orders are handled efficiently, equipment remains reliable, and community spaces are prepared for daily use and special events. By protecting our facilities, preserving property value, and maintaining a welcoming environment, this role strengthens the quality of life in Oak Hills and contributes to the pride we share in our neighborhood. RESPONSIBILITIES * Facility & System Maintenance * Perform routine, preventive, and scheduled maintenance on facilities, equipment, and building systems (HVAC, pumps, lighting, access systems, etc.) * Diagnose and complete general repairs including plumbing, electrical, mechanical, irrigation, and carpentry tasks within skill and safety limitations * Inspect the pool and mechanical systems regularly and assist with seasonal setup/close-down * Maintain and repair amenities including the Recreation Center, Gym, Community Room, Pool Deck, Sport Courts, and common-area structures * Vendor Coordination & Work Order Management * Oversee vendor performance and ensure completion of contracted maintenance tasks * Assist with vendor scheduling, site access, and quality control for repair and capital projects * Manage work order assignments, prioritization, tracking, and closure in collaboration with the Office Administrator * Conduct routine inspections and communicate improvement needs promptly to Board leadership * Project & Capital Improvement Support * Support small-scale capital repairs, replacements, and preservation of community assets * Maintain inventory of maintenance supplies, tools, and community equipment * Provide input on future maintenance needs, lifecycle planning, and cost-effective solutions * Community Safety & Operations * Respond to urgent facility issues and safety hazards professionally and efficiently * Help ensure compliance with safety standards, building codes, and HOA policies * Secure and maintain mechanical spaces, storage rooms, and restricted areas * Collaboration & Team Support * Provide technical guidance and task assignments to the Facilities & Maintenance Technician * Support community events and rentals through facility setup and operational readiness * Engage with homeowners and renters courteously when working in shared environments Qualifications * 3+ years of experience in building maintenance, facility services, or skilled trade work required * Working knowledge of plumbing, electrical, carpentry, mechanical systems, and facility operations * Demonstrated ability to troubleshoot repairs and coordinate with vendors or specialists * Ability to safely operate tools and equipment necessary for maintenance tasks * Strong organizational, communication, and problem-solving skills * Customer-focused mindset with professionalism in resident interactions * Ability to lift 75 lbs, climb ladders, work at heights, and perform repetitive physical tasks * Must be able to work both indoors and outdoors in seasonal weather conditions * High school diploma or equivalent required; trade certifications preferred WORK ENVIRONMENT & SCHEDULE The Maintenance Specialist works onsite throughout the Oak Hills community and oversees the maintenance and operational readiness of all shared amenities. The role requires consistent visibility and engagement in community spaces and coordination with the Facilities & Maintenance Technician and Office Administrator. * Position Structure & Schedule * Reports to the Oak Hills HOA Board President (or designated Board leadership) * Works in close coordination with the Office Administrator for planning and communication and with the Facilities & Maintenance Technician for task support * Standard schedule: Monday – Friday, 8:00 AM – 5:00 PM * Occasional evenings, holidays, or additional weekend hours may be required to support facility rentals, community events, or operational needs * Work Conditions * Onsite role with responsibilities spanning indoor and outdoor areas * Physical work including lifting up to 75 lbs., bending, carrying, climbing, kneeling, and using ladders and power tools * Frequent interaction with homeowners, renters, vendors, and contractors * Use of community vehicles, machinery, tools, and material handling equipment required
