Description Job Description The Maintenance Facility Manager (MFM) will oversee all building and ground maintenance for the Agency. Will be responsible for ensuring the facilities are safe, up to Joint Commission standards, and fully operational. The MFM will be an active participant in the Safety program and maintain compliance in regulations, tracking and documentation. Requirements Roles and Responsibilities Facility Maintenance: · The MFM inspects completed work for conformance to standards and policies. · Oversees scheduled maintenance on: H.V.A.C., fire and sprinkler equipment, generator, landscape, & kitchen equipment and/or any other assigned equipment. · Coordinates maintenance requests by employees/supervisor for items needing repair, including repairing plumbing, electrical, heating, etc. · The MFM completes repairs and maintenance of buildings in a timely manner. · Provides timely and ongoing painting, cosmetic improvements or corrections, repairs and replacements as needed. · The MFM applies critical thinking/problem solving to make varied decisions within a department. Uses sound judgment and experience to solve moderately complex problems based on precedent, example, reasonableness or a combination of these. · Completes ground maintenance of the Norfolk facilities, including mowing, trimming, snow removal and landscaping. Safety Management: · The MFM reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions. · Responds appropriately and timely to agency emergencies by assisting as needed. · The MFM assists in managing all safety tracking and ensures documentation is accurate, complete and meets all applicable regulations and Joint Commission Standards. Inspections/Compliance: · The MFM completes monthly, quarterly, and annual audits/inspections. · Maintains positive communication with local fire Marshall, building inspector, state elevator inspector, and any other jurisdictions governing the agency. · The MFM works within the legal scope of local and state codes. Other Requirements · Must be at least 21 years of age. Successful completion of background checks/references including a valid driver’s license. The driving record must be in accordance with the agency’s guidelines. · If in lived substance abuse recovery, two years of continuous sobriety/ “clean time” is required and maintained throughout employment. Willing to obtain a flu shot annually (except for those allergic to the vaccine or who have a religious exception) or must wear a mask when agency deems appropriate due to times of high illness. · Must comply with agency policies and procedures, including those regarding conduct, confidentiality, and record keeping. · Must make emergency repairs as required, including minimal on-call availability and responsibilities. · Other duties may be assigned. Education and/or Experience High school diploma or General Education Diploma (GED); and two to three years related experience and/or training; or equivalent combination of education and experience. Knowledge, Skills, and Abilities (Competencies): To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The Knowledge, Skills, and Abilities (Competencies) requirements are listed below: · The MFM must possess the appropriate knowledge of machines and tools, including their designs, uses, repair, and maintenance. Must exhibit good mechanical skills in handling equipment to avoid causing injuries to self and others. · Ability to perform very strenuous physical tasks during routine performance of duties, including lifting heavy weights and carrying loads/materials. · Must possess basic knowledge of electricity, carpentry, HVAC and plumbing among other technical skills with the ability to multi-task and prioritize work. · The MFM must have good knowledge of troubleshooting techniques to determine exact problems and tackle them accordingly. With the ability to provide a predictive, preventive, and diagnosable mindset - with an overall solution-based objective. · Excellent written and oral communications with the ability to discuss system problems to both co-workers and management for proper understanding. · The MFM must possess basic computer skills.
