POSITION TITLE: Maintenance Supervisor – General Trades REPORTS TO: MHN Manager of Maintenance Operations (Site Specific Manager) -------------------------------------------------------------------------------- POSITION SUMMARY The Maintenance Supervisor – General Trades is responsible for ensuring the safe, efficient, and effective operation of the hospital’s physical plant. This position oversees general trades, including locksmithing, carpentry, painting, groundskeeping, and general maintenance. The Maintenance Supervisor ensures all interior and exterior components of the facility are functional, well-maintained, and aesthetically pleasing while leading a skilled team of trades employees. -------------------------------------------------------------------------------- KEY RESPONSIBILITIES * Supervise and schedule all general trades work for employees and contractors, prioritizing tasks effectively. * Maintain accurate equipment and parts inventories for all trades. * Evaluate and assign work orders, recommending equipment replacement and assisting with budget preparation for repairs and projects. * Train department personnel in trade skills, safety protocols, and regulatory compliance. * Enforce safety policies to prevent workplace injuries. * Provide direct supervision of 15–20 skilled trades employees, including performance evaluations, disciplinary actions, and recommendations for hiring or termination. * Maintain walls, floors, ceilings, doors, roofing, signage, elevators, dumbwaiters, and other building systems. * Conduct inspections and maintenance of rated door assemblies, dampers, fire extinguishers, and other regulatory compliance items. * Oversee campus grounds maintenance, including landscaping, parking lots, and snow removal. * Perform other duties as assigned to support the facility’s operational needs. Qualifications QUALIFICATIONS Education & Certifications * High School Diploma required. * Completion of Carpentry Apprenticeship preferred. * Certifications: N/A Experience * Minimum of 10 years of experience in hospital maintenance or construction. * At least 2 years of supervisory experience. Skills & Competencies * Strong leadership and management abilities. * Ability to think critically and solve problems independently. * Excellent verbal, written, and interpersonal communication skills. * Professional knowledge to effectively manage assigned responsibilities. * Understanding and respect for diversity in the workplace. * Demonstrated ability to maintain confidentiality and handle sensitive matters professionally. * Sound understanding of quality improvement concepts. -------------------------------------------------------------------------------- PHYSICAL DEMANDS & WORKING CONDITIONS * Must be able to stand and walk for extended periods. * Able to work in extreme temperatures and at heights. * Professional conduct required under stressful situations.
