Description Basic Functions: Collaborate effectively with the community manager to ensure the overall upkeep and well-being of the community. Effective communication with residents, office team members, contractors Strong ability to diagnose and resolve maintenance concerns, both routine and emergency situations. Responsibilities: Coach, develop and inspect the work of other maintenance techs ensuring a high standard of work ethic is maintained Lead a team of maintenance technicians, manage schedules, and ensure work is completed efficiently and to high standards. Effectively handle resident service requests and common area work orders, repairing or contacting appropriate contractors for repair. Maintain awareness of the physical condition of the property and immediately correct unsafe conditions. Coordinates, installs, inspects, repairs and maintains the electrical, plumbing, mechanical and other related systems Coordinates and inspects major contract work on the electrical, plumbing, mechanical and flooring orders Determines material, equipment, and supplies to be used and places appropriate orders while properly tracking deliveries Maintain accurate records regarding preventative maintenance, service requests, annual inspections vacant make-ready status, work-in-progress, etc. knowledgeable about inventory management, prevent overstock, timely orders and minimize cost through warranties and replacement parts. Expertise in plumbing, electrical systems, HVAC, carpentry, painting, and appliance repairs Conducts walk throughs of the property and coordinates repair and replacement for fixtures & appliances Perform Grounds maintenance, which may include picking up trash, lawn maintenance, landscaping, snow removal, maintenance of amenities, and other areas as necessary. Ensures all safety policies and procedures are followed while performing work. Requirements 2 years maintenance supervisor experience in residential, market rate properties preferred Reliable transportation to work Be able to pass a drug test and background screening favorably Valid driver's license High School Diploma or equivalent Vocational training or apprenticeship in a relevant field is preferred Willingness to work in different environments Physical strength with the ability to lift at least 50lbs Proficient in using power tools, equipment and various building systems Comprehensive Benefits We take care of our team.
