This role is perfect for a hands-on leader who excels at problem-solving, team development, and delivering exceptional resident service. You’ll oversee daily maintenance operations, manage preventive maintenance programs, and uphold safety standards—all while fostering a positive, resident-focused environment. Key Responsibilities Resident Service & Leadership Perform and oversee maintenance tasks; inspect work completed by staff. Manage and prioritize resident service requests with a goal of 24-hour resolution. Coordinate on-call scheduling to ensure 24/7 emergency maintenance coverage. Train, mentor, and guide maintenance team members. Preventive Maintenance & Safety Maintain and train staff on all required logs (refrigerant, pool, boiler, exterior lighting, etc.). Ensure HVAC and refrigerant handling complies with EPA regulations; maintain tools and equipment. Conduct semi-annual property inspections and safety meetings with the Community Manager. Maintain MSDS/HAZCOM compliance and stay current on OSHA, EPA, and hazardous materials regulations. Identify and correct unsafe conditions immediately. Keep accurate records of service requests, preventive maintenance, expenditures, and make-ready progress. General Maintenance Perform or oversee repairs involving: Electrical, plumbing, HVAC, and appliances Irrigation systems, stairs, gates, fences, railings Flooring, tile, carpet, lighting Doors, windows, cabinets, locks, security systems Boilers, gas/electric systems, fireplaces, ceiling fans Pools, spas, and related areas Roof access for inspections or AC service as needed Additional duties include: Completing make-ready repairs on schedule Managing inventory of parts and supplies Changing locks, making keys, and moving appliances/furniture as needed Maintaining clean grounds and secure storage areas Performing other duties as assigned by management Requirements 3+ years of on-site property maintenance experience EPA Level II or Universal Refrigerant Certification Certified Pool Operator (CPO) Certification Competencies Strong project management skills Excellent customer service and communication Broad technical knowledge across multiple trades Ability to lead, train, and motivate a team Commitment to safety and compliance Team-oriented, positive, and solutions-focused We’re looking for someone who takes pride in their work and values being part of a supportive, high-performing team.
