Maintenance Supervisor Pay: $65,000.00 - $70,000.00 per year Schedule: Sun, Mon, Tues, Fri, & Sat 8 AM-4:30 PM, Wed. & Thurs. Purpose: The Maintenance Property Supervisor is responsible for overseeing the Maintenance department in its entirety for the property. This includes following and enforcing all company policies and procedures in accordance with all property manuals, employee evaluations, counseling, coaching, recruiting, training, following budget guidelines for expenses and labor, and achieving maintenance goals. This position also performs various tasks relating to project management, and other duties as assigned by the Maintenance Manager or General Manager. Primary Essential Duties & Responsibilities: Managing the Business: The Maintenance Property Supervisor will work 8 hours per shift, 5 or 6+ days each week, based on occupancy and staffing demand. Holidays and weekends are affected by peak demand which means all team members must work together during those days to keep our operations running efficiently. 1. Oversee all guest room, building, activities, waterpark, and grounds maintenance at the property. 2. Complete Weekly and Monthly reports and paperwork as assigned. 3. Ensure efficient management of the maintenance department by enforcing all policies and procedures. 4. Respond to action items and guest related items or problems promptly and effectively to prevent reoccurrence. 5. Assist with regular and meaningful performance reviews in such a manner that promotes open two-way communication. 6. Ensure all safety policies and procedures are strictly adhered to. 7. Ensure that all preventative maintenance targets and goals are met. 8. Maintain staffing levels according to property needs. 9. Work with and oversee vendors, contractors, and other trade companies who may have contracts or projects at the property. 10. Train maintenance personnel as required for proper waterpark and pool maintenance. 11. Obtain and ensure security of all property equipment, tools, and/or vehicles. 12. Communicate with property managers regarding projects, scheduling, inventory, ordering, billing, emergency maintenance issues, guest impact items, and staff performance. 13. Aware of industry trends and knowledgeable of the area including events and trends. 14. Maintain a culture of legendary service and hospitality among all staff. 15. Maintain the highest level of cleanliness, maintenance, and care throughout property grounds, pool areas, activity areas, common areas, and back of house areas. 16. Address employee related items and issues promptly and professionally in a manner that is consistent with core values. 17. Work with local health department, fire inspector, and other state or local agencies to maintain compliance at all properties. 18. Recruit and employ following all federal labor laws as well as company policies for recruiting and employment. 19. Complete TOSHA certification to handle biohazards in compliance with proper training. 20. Collaborate with fellow team members to bring energy and fun to the newly created and themed activities space. 21. Host a safe and interactive environment that all kids and families can enjoy. 22. Maintain the highest level of cleanliness, maintenance, and care throughout property grounds, pool areas, activity areas, common areas, and back of house areas. 1. Work with local health department, fire inspector, and other state or local agencies when instructed to maintain compliance at the property. 2. Interact with team members and guests in a positive and friendly manner during all shifts, in all situations. 3. Knowledge and ability to comply with all company operating policies and procedures. 4. PHYSICAL REQUIREMENTS: * Stand and walk for most of the workday. * Apply physical dexterity with some bending, stretching, reaching, grabbing, holding, and carrying. * Climb 3-5 flights of stairs, sometimes multiple times per day. * Lift 40-50 pounds. EDUCATION / EXPERIENCE: * High school diploma or equivalent. * 0-1 year of supervisory experience directly supervising 2-4 people. * HVAC and CPO certificates preferred. * Maintenance experience required. * Hospitality experience preferred. * Fun and energetic. * Responsible and timely * Ability to work as a team. * Valid driver’s license and ability to be on company insurance. * Ability to deal with a diversified workforce. The employee is regularly required to talk, hear, and sit, use hands to finger, touch, handle, and feel. The employee is frequently required to stand, walk, climb and descend numerous flights of stairs consistently. The employee is required to use hand, arm, and leg to reach, bend, push, pull, stoop, kneel, and crouch. The employee must occasionally lift and move up to 50 pounds daily on their own. Ability to tolerate various temperatures while working outdoors with exposure to high or low temperatures, sun, humidity, chemicals, chlorine and water. Some work will be performed indoors and/or in an indoor office environment. Stand and walk for the majority of the day. This position requires continuous ability to remember information.
