Description
Woodruff Property Management Company is seeking a skilled and reliable Maintenance Technician II to assist with property maintenance operations. This role is responsible for plumbing, painting, drywall repair, preparing vacant apartments for move-in, and addressing resident service requests. Additionally, this role supports overflow maintenance needs and assists with property upkeep as required. Key Responsibilities: * Prepare vacant apartments for move-in, including repairs, painting, and cleaning * Perform plumbing, painting, drywall repairs, and general maintenance tasks * Clean out trash and debris from apartments before, during, and after the make-ready process * Respond to resident maintenance requests and service calls as assigned * Identify and report maintenance or liability hazards during daily tasks * Perform preventive maintenance on equipment and apartment units * Maintain clear communication with on-site staff and property managers regarding work progress * Assist with additional property needs, including groundskeeping, trash pickup, pool maintenance, and housekeeping as required * Participate in on-call duty for after-hours and weekend emergencies as assigned * May be required to work at multiple WPMC properties as needed   Qualifications & Skills: * 1-3 years of maintenance experience in an apartment community or related field * HVAC certification preferred * Strong mechanical aptitude and problem-solving skills * Knowledge of plumbing, heating, air conditioning, construction, and electrical systems * Ability to operate hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumps * Strong organizational skills and attention to detail * Ability to work independently and in a team environment * Flexible schedule, including availability for weekends, holidays, and emergency after-hours calls * Dependability and strong work ethic * Reliable transportation to support property needs * Must pass a criminal background check and drug screening * Valid driver’s license with a clear Motor Vehicle Record   Physical Requirements: * Ability to lift and carry up to 50 lbs. * Frequent bending, kneeling, stooping, and climbing ladders * Ability to work outdoors in all weather conditions * Use of hand and power tools for extended periods   Why Join Woodruff Property Management Company?
