THE FORUM is recruiting for a hospitality focused Maintenance Tech II to join our team! The Maintenance Tech II person is responsible for maintaining all aspects of the physical plant. Under supervisor direction, the Tech performs preventive maintenance, routine servicing, seasonal repairs and changes, building equipment and plumbing repairs. Employment Type: On Call role with possibility of transitioning to full-time Hourly Wage: $34.08-$45.44 Weekend Shift Differential: $2/hour Here are a few of the daily responsibilities of a Maintenance Tech II: Working as a team with the entire Plant department, the Maintenance Tech II performs general maintenance duties, preventive maintenance, service calls, and emergency maintenance as needed and assigned. Performs building and equipment repairs, with moderate plumbing and electrical, and some carpentry. Completes apartment turnovers, including minor repairs, touchup painting, and restoring apartment to original condition. Performs apartment inspections & PM’s Performs regular pool maintenance, chemical readings, and minor cleaning. Continues to perform minor repairs, painting, and similar duties that may be assigned to a Maintenance Tech I but is faster and more proficient compared to Tech I levels and requires only moderate oversight and direction. Instructs residents on how to use their thermostats. Will assist with HVAC systems including pumps, heaters, general plumbing and cooling towers. Provides excellent customer service to residents as demonstrated by doing the following: Preview work order and arrive at unit prepared with all tools/parts needed. Greet the resident by name, introduce yourself, and tell him/her what you will be working on Wear protective ‘booties’ over shoes when entering residents’ unit, if requested. If resident is not home, leave a note. Thoroughly clean up after yourself when finished with the job Here are a few of the qualifications we need you to have: High school graduate. Technical schooling and/or training preferred Minimum three to five years previous work experience with electrical, plumbing, painting, and other general maintenance duties in a complex commercial, industrial or healthcare setting. Ability to read and understand basic blueprints and schematics. Basic understanding of HVAC thermostats. Ability to understand and follow instructions in English, communicates effectively, and performs simple arithmetic. Must have a passion for excellent customer service.
