The Maintenance Technician reports to the Maintenance supervisor and Property Manager and is expected to make teamwork and customer service their top priority. Days will be spent working and completing assignments as given and scheduled, which includes, but is not limited to, service requests, emergency calls, move in needs, and property task(s) that may be needed daily, weekly, or monthly. The Maintenance Technician must be available for on-call rotation and work with other service team members and/or office as needed. Flexibility between needs of the properties daily. The Maintenance Technician, along with every member of our team, will also be responsible for assisting residents, delivering exceptional customer service, and making teamwork a top priority. Job Location: Macon, Georgia Schedule: Monday – Friday with rotating on-call schedule Pay : $17.50-$19.00 per hour (Full time / 40 hours per week). This position is also eligible for incentives. Job duties include: Ensure the completion of all service requests Inspect community continuously, recording and correcting deficiencies Order necessary supplies and parts within budgetary guidelines Perform all general and routine maintenance in the community Ensure that all keys are kept properly Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily Service requests made by residents should be completed within 24 hours Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis Replace breezeway light bulbs as needed Assist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.) Order supplies; communicate and coordinate with vendors Assist in the distribution of flyers and other materials Assist in picking up litter & maintain small amount of grounds Perform preventative maintenance Keep inventory Requirements: HVAC certification is required (CPO certification and REAC inspection experience preferred) At least 2 years of experience as a maintenance technician Reliable transportation Able to be available for rotating on-call shifts (this will include evenings and weekends) Basic computer skills, including email and some Microsoft products A Successful Candidate: Maintains a service-oriented environment by exhibiting a professional appearance and positive attitude Must take pride in their work Must have the ability to interact effectively with prospects, residents, peers, and management Must be able to work with a team or solo Strives to perform maintenance duties in the most cost-effective manner Has strong organizational, time management, interpersonal, and communication skills Has knowledge in carpentry, electrical, HVAC, plumbing, painting, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.) Benefits: Competitive Pay Health Insurance Dental & Vision Insurance Paid Time Off and Paid Holidays 401K Atrium Management Company is an Equal Opportunity Employer Atrium Management Company provides equal employment and advancement opportunities to all employees and applicants for employment without regard to race, color, ethnicity, religion, gender, pregnancy/childbirth, age, national origin, sexual orientation, gender identity or expression, disability or perceived disability, genetic information, citizenship, veteran or military status, marital or domestic partner status, or any other category protected by federal, state and/or local laws.
