Description Basic Function Assists in the maintenance of the physical asset to ensure safe, clean, habitable and cost efficient operations. Maintain high standards of conduct and follow all maintenance and personnel policies as outlined by the company. Required to supply and maintain all the basic hand tools in order to complete assigned task in safe and timely manner. Hours This is a full-time position. Hours are normally 8:30am-4:30 pm or 8:00am-4:OOpm with overtime as may be required. Responsible for after hour's emergencies, on an alternating basis, and snow removal when needed. Position compensated on an hourly basis, with performance and wages reviewed annually (typically in the second quarter.) Relationship Reports directly to Maintenance Supervisor or Community Manager. Interacts and communicates with outside contractors and keeps Maintenance Supervisor or Community Manager informed. Maintains a positive relationship with Community Manager, co-workers, and residents Maintains a supportive relationship with the community, all fire and police departments, and with any regulatory agencies. Key Goals Ensure compliance with building, safety and health codes. Ensure "One Call" maintenance request completion. Ensure continued tenant satisfaction using the "We CATER" philosophy and principles. Ensure continued tenant compliance with property policies and procedures, by informing Maintenance Supervisor/Community Manager of concerns. Excellent attendance to help ensure building, resident and owner expectations are met Description of Duties and Typical Work Activities Complete in a timely and professional manner all assigned service requests. Assist with landscaping and snow removal duties as required. Snow removal may require Saturday/Sunday hours. Assist with the cleaning/maintenance of common areas and hallways. Attention to detail is required. Communicate with subcontractors while on site, as needed, and keep Maintenance Supervisor informed of their progress. Know the locations of all power, water, gas shut-offs, sewer cleanouts, hydrants and a ll safety equipment. Maintain all property tools and equipment in safe and operating condition. Notify Maintenance Supervisor immediately of any maintenance problems or safety issues, provide a recommended solution if possible. Assist Maintenance Supervisor in maintaining an organized and effective control of keys, and maintenance shop. Clean out vacant apartments as soon as they become available. Turnover of apartments as instructed; includes painting, maintenance and cleaning. Use of Paylocity App/website for tracking start/lunch/clock out times daily.
