Principal Duties and Responsibilities (Essential Functions**): You assist in your community's goal to effectively and efficiently lease the property, while also promoting excellence in resident care and service. You work alongside a team of leasing agents in the office and maintenance technicians, groundskeepers, and a maintenance supervisor on your property, all under the direction of your property/community manager. There, your contribution to the team is specifically: Financial Assist in achieving budgeted maintenance expensesAssist in the achievement of the annual budget planAdvise the Maintenance Supervisor as to stock levels of supplies and equipmentFacility ManagementPhysical condition of the community, including the condition of vacation apartmentsAdvise the Maintenance Supervisor of maintenance problems and solutionsEnsure all work orders are completed in a timely fashionProvide same day services on work ordersWalk the community daily noting needed repairsKnowledge of all utility cut offsDaily communication with the Maintenance Supervisor to discuss progress, follow-up, or complications regarding maintenance activitiesProduce 5 day turns on vacant unitsAssume emergency on-call duty status as scheduled Assist in the maintenance of the maintenance shopResident RelationsProvide superior customer serviceComplete all work orders and ensure the highest quality of customer satisfactionAdministrationMaintain a professional image and attitudeAttend instructional training classes as scheduled by the Maintenance SupervisorAdherence to and proper implementation of all Fortis Properties Management policies and proceduresKnowledge of and adherence to the following:Fair Housing policies and procedures ADA, OSHA, and EPA policies and procedures Other duties as needed or required Supervision Received: The Maintenance Technician will report to the Maintenance Supervisor and/or Community Manager.
