Description:

Perform reactive, scheduled and statutory works for a Community to ensure the interior and exterior of buildings, plant and equipment, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, compliance, safety, and overall functionality as well as meet budgeted financial and operational goals. This is a hands-on role.

JOB DESCRIPTION

Key Role Responsibilities:

  • Address resident service requests and perform routine property maintenance, ensuring repairs are conducted according to safety standards, codes, and budgetary guidelines.
  • Manage turnover process for vacant apartments, including inspections, maintenance tasks, vendor scheduling, and supply procurement, to prepare units for leasing.
  • Uphold cleanliness and appearance standards of the community to reflect Greystar’s high quality standards.
  • Conduct periodic inspections of work by contractors and service providers to ensure compliance with quality standards and specifications.
  • Manage inventory and equipment, track usage, and facilitate reordering as needed to maintain efficient operations.
  • Maintain accurate documentation of service requests and completion status to track and monitor maintenance activities effectively.
  • Assist in grounds maintenance and common area upkeep, including trash removal, cleaning, and minor repairs as necessary.
  • Support cost-saving initiatives by prioritizing repairs over replacements, minimizing waste, and ensuring proper tool and equipment usage.
  • Foster a safety-first environment by enforcing Greystar’s safety protocols and ensuring properties operate in compliance with all relevant laws and regulations governing residential operations.
  • Monitor and maintain adherence to established policies, procedures, and regulatory requirements, promptly addressing any violations or safety concerns to uphold operational standards and promote continuous improvement.

Physical Demands:

  • Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twelve (12) kilograms independently and twenty-three (23) kilograms with assistance.

About You
Good level of general education and a valid driver’s license. A knowledge and understanding of Australia Health and Safety policies preferably with some form of recognised training. Able to obtain a favourable National Criminal History Check and Working with Children Check.
Demonstrated effective communication and numerical skills for tasks such as handling requests for proposals, reviewing bids, and managing budgets. Possessing a strong collaborative teamwork, and the ability to efficiently oversee contractors and suppliers. Additionally, displaying exceptional organizational skills, computer literacy, and adaptability in a customer-facing role within a fast-paced environment.
Possessing comprehensive expertise across various building repair trades, purchasing procedures, janitorial tasks, and repair methodologies, along with hands-on experience in domestic residential maintenance environments like hotels or private residential blocks, or related building trades fields encompassing repairs, refurbishment, and maintenance administration. Proven track record in developing and upholding risk assessments, overseeing preventative maintenance systems, and supporting property management obligations for ensuring building safety. Additionally, equipped with industry-specific proficiencies including familiarity with building codes, legal mandates, contract management, and small business finances, coupled with qualifications or experience in electrical/mechanical engineering, plumbing, or HVAC.
