This position involves troubleshooting, repairing, and maintaining assigned properties to ensure they are in optimal condition. Maintenance Technician I supports the company by maintaining properties across the portfolio as needed and ensuring compliance with State and Federal regulations. This position reports to the Regional Maintenance Manager with daily worksite oversight from the properties Maintenance Technician III. Essential Job Duties/Responsibilities Perform basic maintenance tasks such as painting, caulking, and minor repairs. Assist with routine inspections and preventive maintenance. Help maintain common areas, including janitorial duties and landscaping. Respond to maintenance requests under supervision. Learn and adhere to safety protocols and building codes. Assist in setting up and breaking down equipment for events or activities. Report or document any maintenance issues or safety hazards to supervisors promptly. Ensure compliance with safety regulations and building codes. Assist in managing the inventory of maintenance supplies and equipment. Complete unit make-readies, ensuring vacant units are fully prepared for leasing. Responsibilities include: Conducting initial move-out inspections and documenting unit conditions. Performing key/lock changes, necessary repairs, painting, and deep cleaning. Other duties as assigned by leadership to support the mission of Prospera Community Housing. Knowledge/Skills/Abilities – General Performance Knowledge of Government Inspections and requirements, such as HUD and TDHCA. Able to independently use computers, cell phones, and other technological devices or tools to document and complete daily assigned tasks or company policies. Able to follow written and verbal instructions, ensuring tasks are completed accurately and efficiently within designated timeframes. Exhibit excellent time management skills by efficiently prioritizing and completing maintenance tasks to ensure minimal downtime and optimal operational performance. Willingness to learn and develop new skills. Supervisory Responsibilities There is no supervisory responsibility or direct reports for this position. Requirements Education & Experience Required High school diploma or equivalent. Basic knowledge of maintenance tasks. Valid driver's license and reliable transportation. Certifications Certifications are not required for Maintenance Technician 1, but they should be willing to pursue relevant qualifications such as: EPA Section 608 Certification for handling refrigerants. OSHA 10-Hour General Industry Certification for safety awareness. Bilingual (English/Spanish) preferred, but not essential. Physical and Mental Requirements Must be able to use proper lifting techniques and be able to lift and carry objects weighing up to 50 pounds. Ability to stoop, kneel, bend at the waist, and reach daily. Must be comfortable using ladders and working at heights to perform tasks. Be able to work with prolonged periods of standing and walking, either indoors or outdoors. Use of hand tools and power tools necessitates good hand-eye coordination and manual dexterity. Able to perform tasks that involve repetitive motions. Wear appropriate PPE, including gloves, safety glasses, and steel-toed boots, as required by the task. Must participate in regular safety training sessions to stay updated on the best practices and safety protocols. The mental work demands include regular attendance, working well with others, verbal contact with others, noise and occasional travel within Prospera’s regions and other locations as required.
