Maintenance Technician II | Job Overview As Maintenance Technician II, you will handle work orders independently, assist with preventative maintenance, and support day-to-day upkeep across the community. This role requires HVAC certification and a working knowledge of routine repairs. Maintenance Technician II | Education, Experience, and License Qualifications Education: High School or GED equivalent Experience: Two years of apartment maintenance experience preferred Licenses & Certifications: Valid Driver's License EPA/ HVAC Certification CPO Certification is a plus Maintenance Technician II | Job Functions Repair & Preventative Maintenance Diagnose and perform maintenance and repairs in a timely and professional manner. Assure all service requests are completed by Hawthorne standards. Repair and restore vacant apartments to make ready status in preparation for the next move-in as per company standard. Assist with pool maintenance and cleaning. Completion of preventative maintenance according to the guidelines outlined in company policy. Maintaining Building & Grounds Perform building and common area upkeep daily. Assist in keeping ground neat and free of litter, debris, and pet waste. Maintain shop appearance to facilitate quick assessment of supply inventory. Additional Responsibilities Promote good professional relations with residents, co-workers, and company staff. Through the LIVE IT culture, always display a friendly and courteous attitude towards prospects, residents, vendors, and other employees. Always maintain professionalism. Conduct on-call emergency service rotation as scheduled Follow safety guidelines in accordance with OSHA and company policy and standards. Complete special projects as needed. Work Schedule & Availability Maintenance Technicians work Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM. This role will require participation in an on-call rotation for after-hours emergencies and occasional support for resident events, as needed.
