Description Under the Supervision of the Maintenance Supervisor, the Maintenance Technician is responsible for performing advanced maintenance tasks. Responsibilities include more complex tasks such as troubleshooting and correcting electrical, plumbing, and general maintenance. Additional responsibilities include work orders, quality unit turns, maintaining the grounds, conducting preventative maintenance, and assisting with the construction/rehabilitation needs of the apartment community. This position will collaborate with the Regional Manager and onsite for the overall property to assist the leasing staff in achieving the overall occupancy goals, and for assisting in resident retention by providing a quality living experience for the residents. Help to support the Maintenance Supervisor with the daily activities of the property’s maintenance team. Apply Jamison Management Company policies and procedures to all maintenance operations. Perform maintenance repairs throughout the property including the common area amenities, resident occupied units, and vacant units in preparation for new resident move-ins. Communicate and follow up with Maintenance Supervisor on progress of work daily. Maintain organized schedule and receive work orders at end of day for next day work. Manage all aspects of the work order process, included but not limited to timely completion of work orders within 24-48 hours, accuracy of work, resident satisfaction, and close out of work orders in Rent Manager. Clock in and out in Rent Manager to properly bill client. Work with Maintenance Supervisor to improve maintenance metrics to include completion of work orders and unit turn overs. Maintain a high standard of customer service through timely response. Follow up with residents and management as needed on status of work and report, any potential issues/liabilities. Ensure resident satisfaction and complete work orders performing quality work, using effective time management, and cleaning work area after completed. Walk vacant units with onsite team members and Regional Manager prior to beginning unit turn to confirm approved budgeted hours. Ensure vacant units are to be completed with thin owner approved budgeted hours. Total unit turn time should not exceed 7 days including all outside vendor work. Renovated unit turn time should not exceed 21 days including all vendor work. Work with site teams to ensure adherence to property maintenance budgets. Work closely with Maintenance Supervisor discussing maintenance issues, problems, and solutions concerning their properties. Ensure all work is completed according to Jamison Management Company standards. Participate in safety meetings and perform all work duties in a safe and efficient manner, in accordance with company safety policies. Clean and picks up trash at assigned property and in common areas, which includes but is not limited to, driveways, parking lots, curbs, trash receptacles areas, exterior hallways, breezeways, laundry rooms, mailrooms, and any other public areas. Assist with preventative maintenance on various equipment, electrical and plumbing systems, general maintenance, swimming pool(s), carpentry, dry wall, exterior structural and appliances. Helps conduct monthly lighting inspections and replacements of lights where needed. Keep work areas, maintenance supplies, storage areas, equipment clean, and well organized. Report to Regional Manager and/or Maintenance Supervisor any inoperable vehicles on proper, leaks, mold, injury, criminal activity and ensures incident report is submitted immediately. All keys must be secured, and no keys can be taken home without authorization from Jamison Management Company.
