Description

POSITION OVERVIEW:

The Maintenance Technician is responsible for the general upkeep, preventive maintenance, and repair of building systems and common areas within the portfolio. This role ensures the property is safe, functional, clean, and presents a professional environment for tenants and visitors.

QUALIFICATIONS:

  • High school diploma or equivalent; vocational training or certification in building systems preferred.
  • Minimum 2 years of experience in facility maintenance or a related trade.
  • Working knowledge of HVAC, plumbing, electrical, and general repairs.
  • Ability to use hand and power tools safely.
  • Strong problem-solving skills and attention to detail.
  • Good communication and customer service skills.
  • Ability to lift up to 50 lbs and work on ladders or in confined spaces as needed.
  • Availability for after-hours emergency calls on a rotating basis.
Responsibilities
  • General Maintenance:
  • Perform routine inspections of mechanical rooms, electrical systems, HVAC units, lighting, and plumbing.
  • Complete repairs to fixtures, doors, locks, hardware, and other building components.
  • Conduct basic carpentry, drywall, and painting as needed.
  • Preventive Maintenance:
  • Carry out scheduled preventive maintenance on equipment and systems to ensure efficient operation and avoid breakdowns.
  • Maintain records of maintenance activities and service logs.
  • Building Systems Support:
  • Monitor and respond to issues with heating, cooling, ventilation, and life safety systems.
  • Work with service vendors as required for specialized repairs or inspections.
  • Tenant Service Requests:
  • Respond promptly and professionally to work orders and tenant requests.
  • Communicate status updates to tenants and property management.
  • Safety and Compliance:
  • Follow all safety procedures, including lockout/tagout and PPE requirements.
  • Ensure compliance with building codes and regulations.
  • Assist in emergency response (e.g., fire alarms, water leaks).
  • Grounds and Common Areas:
  • Oversee cleanliness and functionality of lobbies, corridors, washrooms, and parking areas.
  • Remove trash and debris from exterior walkways and maintain curb appeal.
