Description Job Summary The Maintenance Technician is responsible for performing repairs, troubleshooting, and carrying out preventative maintenance on assigned property/properties. This includes, maintaining and improving the condition of property grounds and buildings and the timely completion of work orders. The Maintenance Tech will cover 2 properties: Bellevue in Atco, NJ & Lincoln Commons in Haddonfield, NJ. Essential Job Functions Models company mission and values Champions continuous improvement and regularly advocate strategies to enhance resident satisfaction, work processes and property performance Performs repairs, troubleshoots mechanical systems, and completes preventative maintenance Restores vacated apartments to move-in condition for new residents Conducts maintenance-related inspections, including building and alarm systems Oversees contractors and inspects their work to maintain the highest quality standards Responds to work orders and completes repairs as required Removes snow, ice and leaves from sidewalks, walkways, steps and driveways/parking spaces Completes janitorial requirements in accordance with the janitorial schedule Complies with company and OSHA standards Responds to on-call emergencies on weekends, evenings, and holidays—resolves as circumstances warrant Patrols property daily to identify areas in need of cleaning and completes required work—remove trash/debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop common areas Walks the grounds and common areas daily; removes litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces Performs and adheres to the preventative maintenance plan/program Maintains a professional and courteous demeanor with all residents, prospects, staff and contractors Secures MRK equipment to prevent/deter theft Ensures company tools and equipment are in optimal condition Adheres to all safety guidelines in the operation of all tools and machinery Reports lease violations to the Property Manager Adheres to Fair Housing Laws in all resident and prospect interactions Other duties as assigned Requirements Knowledge, Skills, and Abilities High school diploma or GED preferred 1-2 years of experience as a full-charge residential maintenance technician is required Knowledge of OSHA rules and regulations is preferred EPA certification preferred HVAC certification preferred Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays Ability to read, speak and comprehend the English language is required Proficiency in performing plumbing, electrical and appliance repair Ability to follow direction and work independently and as a team Advanced troubleshooting and problem-solving skills Ability to work in a fast-paced, action-oriented environment Requirements Must have hand tools ANSI approved steel-toe shoes/composite Must have a valid Driver’s License Must have reliable transportation Willing to assist with other properties within the portfolio and surrounding portfolios as needed Willing to travel up to 10-20% of the time Our Values Embrace New Ways: obstacles are opportunities, and challenges are catalysts for change Serve the Community: give back and pay it forward Drive to Achieve: ambition and determination – we can achieve anything we can imagine WE’VE GOT YOU COVERED We take pride in supporting the health and well-being of our teammates and their families: Full medical, prescription, dental and vision benefits Company paid life and AD&D insurance Company paid short-term and long-term disability A 401(k) retirement plan with company match Paid time off, accrued based on years of service Supplemental insurance for employees and families Employee Assistance Program for confidential counseling Additional paid day off to provide community or charitable services Paid holidays; approximately eight per year Peace of mind and a great working environment #HP MRK provides equal employment opportunities (EEO) to all employees and applicants for employment without regard to race, color, religion, sex, national origin, age, disability or genetics.
