The Maintenance Technician is responsible for performing preventive, corrective, and emergency maintenance on facilities, equipment, machinery, and systems to ensure safe, efficient, and reliable operation. This position works under the direction of the Maintenance Manager and supports residential, clinical, and administrative facilities. The Maintenance Technician applies knowledge of building systems, carpentry, electrical, plumbing, HVAC, and safety regulations to maintain a safe environment for staff and individuals served. The Maintenance Technician uses the company’s CMMS (Axxerion) to receive, document, and close work orders; record labor and parts; follow preventive maintenance schedules; and maintain accurate asset and compliance records. DUTIES AND RESPONSIBILITIES: CMMS (Axxerion) Use and Documentation Receive, prioritize, and complete work orders in Axxerion; record accurate labor time, parts used, notes, photos, and completion codes. Execute preventive maintenance (PM) tasks from CMMS schedules; complete checklists, meter readings, and required observations (e.g., HVAC filter changes, water temps, life-safety device checks per scope). Maintain asset accuracy: tag new equipment; update locations, serial numbers, warranty info, and condition in the CMMS. Manage parts usage and basic inventory updates through the CMMS; request replenishment when minimums are reached. Use mobile app/tablet for real-time status updates; escalate issues, request approvals, and trigger vendor dispatches within the system. Upload/attach permits, photos, test logs, and other compliance documentation; follow naming conventions and SOPs. Meet CMMS data-quality standards and timelines (on-time PM completion, response and closure SLAs, complete/accurate fields). Participate in Axxerion training; provide feedback on templates, checklists, and workflows to improve usability and data integrity. Preventive and Corrective Maintenance Plan, coordinate, and perform scheduled maintenance on equipment, tools, appliances, and building systems. Review service manuals and maintenance records to determine optimum maintenance frequency. Identify and address potential hazards; implement safety procedures to minimize risk. Repairs and Installations Build, repair, and install counters, cabinets, partitions, walls, doors, trim, flooring, and other structural elements. Paint interior and exterior surfaces; replace ceiling tiles, flooring, and wall coverings as needed. Install and maintain windows, blinds, curtain rods, ceiling fans, lighting, and door locks. Perform basic plumbing and electrical repairs such as unclogging drains, replacing fixtures, switches, outlets, and bulbs. Assist with HVAC filter changes, basic troubleshooting, and vendor coordination. Emergency Response Provide 24-hour emergency maintenance coverage on a rotating or assigned basis. Respond promptly to urgent work orders, ensuring safety and minimal disruption to operations. Project Coordination Coordinate work orders with Home Managers and staff supervisors to minimize disruption. Assist with planning and implementing capital improvement projects or renovations. Obtain cost estimates, suggest cost-saving equipment options, and support bid processes for contracted work. Compliance and Safety Ensure work complies with applicable building codes, safety regulations, and company policies. Maintain accurate records of maintenance activities, inspections, and repairs. Support fire safety systems, alarm testing, and OSHA/regulatory compliance. Other Responsibilities Maintain tools, vehicles, and inventory of parts and supplies. Support inspections by state agencies, licensing entities, or regulatory officials. Complete all required training and certifications. Perform all other duties as assigned. SUPERVISORY RESPONSIBILITIES: This position has no supervisory responsibilities MINIMUM QUALIFICATIONS: High school diploma or GED required. 2–4 years of general maintenance experience (residential, commercial, or healthcare setting preferred). Valid driver’s license and proof of personal vehicle insurance (where required). Ability to read and interpret technical procedures, building codes, and safety regulations. Proficiency in company-sponsored training and certifications (e.g., CPR, first aid). Knowledge of carpentry, painting, plumbing, electrical, and basic HVAC systems. Strong problem-solving, planning, and organizational skills. Ability to work independently with limited supervision and respond to emergencies effectively. Effective communication skills to interact with staff, vendors, inspectors, and individuals served. Competency in estimating project costs and managing work within budget. PHYSICAL DEMANDS AND WORK ENVIRONMENT: Regularly required to lift 30 lbs. and occasionally up to 70 lbs. Must be able to pull a minimum of 50 lbs. and perform physical activities such as squatting, kneeling, crawling, climbing, and stooping. Frequent standing, walking, and use of hands to handle tools or equipment. Must demonstrate proficiency in CPR from the floor level. Work performed in office, residential, and outdoor environments; occasional exposure to wet, humid, or noisy conditions. Vision requirements include close, distance, and peripheral vision.
