Position requires individuals to furnish their own reliable transportation to fulfill the job’s functions Duties & Responsibilities: * Ensure the property is always well kept and maintained and immediately address any safety concerns * Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager * Diagnose and perform minor or routine maintenance or repair, to include HVAC troubleshooting and pool maintenance, if applicable * Remove and transfer appliances and equipment to/from storage area to apartment as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to dumpster * Complete all service requests within 24 hours, unless the request requires extraordinary parts or labor * Perform on-call emergency service requests when scheduled. When on call, emergency after-hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. Radco Residential emphasizes a team approach and fully expects every team member to perform any reasonable task or request that is consistent with fulfilling company objectives Physical Requirements: * Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling, and handling of materials. Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools, or controls * May be required to work atop of buildings or on roofs, as needed * Must be able to carry, move, transport, position, install, remove, or continuously lift weight up to 75 lbs. * Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried, and the weight of tools and supplies stored on the ladder

Responsibilities

The technician is responsible for ensuring the property is well-maintained, immediately addressing safety concerns, and performing routine preventive maintenance on equipment as directed by supervisors. Duties also include diagnosing and performing minor repairs, completing service requests within 24 hours, and responding immediately to scheduled on-call emergency service requests.
