Description Summary/Objective: The primary purpose of this position is to maintain the building’s infrastructure and responding to Maintenance Requests within a specialized function. This position follows strict policies and procedures. Essential Functions: Performs a specialized function within the Facilities and Maintenance team including but not limited to painting, pest control, HVAC, grounds keeping, etc. Complete Maintenance Requests within specialized area in a timely manner following SHO policies and procedures Performs work assignments throughout various SHO properties and grounds as projects dictate or as assigned May assist with other facilities and maintenance assignments as directed May assist in maintaining maintenance parts and supplies inventory Keep maintenance areas in an organized and clean manner Follow fire and safety procedures Follow established infection control and universal precaution policies and procedures Be familiar with Material Safety Data Sheets (MSDS) for all chemicals stored and used at the facility Maintain records through unit files and PM files as directed Report any accidents/incidents or hazards to supervisor or manager regardless of severity Maintain a written "check out" system if tools or equipment are lent to other SHO facilities, being repaired or otherwise taken off the premises Maintain all tools and equipment in good, safe condition and use according to manufacturers' recommendations Maintain confidentiality of all pertinent resident information Communicate and coordinate with residents in scheduling work to be performed in resident's room; treat residents and their property with dignity and respect Maintain communication lines with property management and other personnel by attending required meetings as appropriate May assist with moving large items within the building Perform other duties as assigned by the Property Manager or Assistant Director, Facilities & Maintenance Working Conditions/Physical Activities: Works throughout the facility and grounds Sits, stands, bends, lifts and moves intermittently during working hours This position may require lifting up to 50 pounds on a regular basis several times per day An individual in this position may be exposed to inside environmental conditions, extreme cold below 32 degrees for more than one hour at a time and extreme heat over 100 degrees for more than one hour at a time May be exposed to bloodborne pathogens Requirements Competencies: Ability?to?communicate?clearly?both?verbally?and?in?writing,?including?the?ability?to?provide?non-technical?assistance?in?a?simple,?straightforward?manner Demonstrate sensitivity to the concerns of residents and a commitment to dealing fairly with all Friendly demeanor, positive disposition, tactful, patience and high ethical character Maintains a professional demeanor and responds with urgency Strong organizational and interpersonal skills; attention to detail Basic computer/internet knowledge and typing skills Demonstrated ability to work effectively with a wide range of diverse constituents Self-directed and proactive; independent problem solver Demonstrated working knowledge in maintenance functions Be open to new ideas and be willing to incorporate them into practice Must have ability to drive to various properties to perform specialized maintenance duties Education and Experience: High school diploma preferred Minimum one (1) year prior work experience within specialized maintenance area required Prior working experience with an elderly and/or disabled population a plus Bilingual a plus Expected Hours of Work: This role may be full-time, part-time or on-call. Shifts are available 24 hours a day, seven (7) days per week. May be called during off hours to respond to emergency or unusual situations. Occasional on-call weekend and holiday work may be required.
