Description Job Summary: The Maintenance Technician ensures that the overall functions of the building premises are in good, safe operational order; this role is responsible for minor repairs and coordinating outside services for major or specialized repairs. Duties & Responsibilities: Inspect the interior and exterior of all buildings on the premises for wear or damages that require repair or equipment replacement. Record specific requests from managers for repairs. Identify whether it is a minor repair which can be handled internally or, if necessary, receive required bids from outside sources for major, or specialized (e.g., electrical wiring, etc.) repair. Make minor repairs. Replace defective or worn items (e.g., light bulbs). Schedule, monitor, and approve major repairs done by outside contractors. Understand and keep current of federal, state, and local regulations that effect building operations such as OSHA, etc. Requirements Required Skills & Abilities: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Current driver's license. Education & Experience: One year certificate from college or technical school or three to six months related experience and/or training; or equivalent combination of education and experience. Physical Requirements: While performing the duties of this job, the employee is regularly required to stand and walk. The employee frequently is required to use hands to finger, handle, or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl. The employee is occasionally required to sit and talk or hear. The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision.
