Description

Job Summary: The Maintenance Technician will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems of residential facilities.
Supervisory Responsibilities: No supervisory responsibilities.

Duties/Responsibilities:

  • Inspects and identifies equipment or machines in need of repair.
  • Troubleshoots issues to determine necessary repairs.
  • Plans repair work using building blueprints or equipment manual as needed.
  • Performs general repairs throughout the residential facility and property.
  • Cleans and assists with the upkeep of the property including the curb appeal, buildings, and individual units.
  • Collaborates with Property Manager to ensure supplies and materials needed for repairs and maintenance are ordered in a timely manner.
  • Follows preventative maintenance schedule.
  • Completes assigned work orders in a timely manner, communicating updates to both the resident and Property Manager as needed.
  • Quickly turn apartment units to prepare for new move-ins.
  • Develop professional and respectful relationships with tenants, vendors, and other employees.
  • Performs other related duties as assigned.

Required Skills/Abilities:

  • Ability to follow instructions from Property Manager or senior maintenance personnel.
  • General knowledge of HVAC, electrical, plumbing, and other areas of residential maintenance.
  • Ability to use hand tools and power tools.
  • Must be able to supply own hand tools.
  • Excellent organizational skills and time management skills.
  • Ability to prioritize tasks.
  • Ability to use an electronic tablet to manage work orders.
  • Ability and willingness to travel.
  • Valid driver?s license required.

Education and Experience:

  • Prior experience in residential maintenance or property management preferred.

Physical Requirements:

  • Prolonged periods of standing and walking.
  • Must be physically able to climb ladders, bend, crawl into awkward spaces.
  • Must be able to lift up to 75 pounds at times.
