Description

Job Summary: Accountable for the maintenance needs of the property including make-readies and property appearance. Perform general maintenance and repair.
Supervisor: Maintenance Foreman, Manager, Assistant Manager in Manager’s absence.
Supervises: Maintenance staff, in the absence of the Maintenance Foreman, will make all final decisions under the direction of the Manager.
Hours: 40 hours per week

REQUIRED QUALIFICATIONS:

  • High School Graduate or Equivalent Training (2 years maintenance experience.)
  • Valid driver’s license
  • Two years maintenance experience
  • Ability to be on-call after business hours, weekends and holidays.
  • Ability to do essential functions.
  • Understand and carry out oral instructions.
  • Read and carry out written instructions.
  • Ability to write.
  • Painting experience and ability to operate a paint sprayer.
  • Ability to operate a pressure washer.
  • Knowledge of basic appliance repair and plumbing.
  • Knowledge of basic swimming pool operations and pool chemicals, possible pool certification requirement.
  • Possible HVAC Certification Requirement.

Essential Functions:

  • Perform service requests as required.
  • Complete make-readies in a timely manner according to Company standards. This will include an initial inspection of items that need repair or replacement, completing the repairs or replacement and painting walls, trim and doors.
  • Keep building woodwork in good condition; replace electrical switches, fixtures and motors; repair or replace plumbing fixtures; replace broken window panes and screens; replace or re-key locks; repair or replace appliance parts.
  • Perform tasks associated with preventative maintenance.
  • Complete a Make-Ready Checklist for each apartment made ready.
  • Clean outside office and pool area, including pool furniture on a daily basis prior to 9:00 Am.
  • Remove all trash, obstacles, dirt and debris from grounds, parking lots, streets, amenity areas, plant beds, breezeways, stairwells, walkways and dumpster areas on a daily basis according to Company Standards.
  • Dispose of all trash, obstacles, and debris into containers provided.
  • Understand on-call needs and responsibilities. If called out after hours, must be able to arrive onsite within 45 minutes.
  • Follow all safety procedures, including wearing prescribed safety and personal protective equipment and notify supervisor of safety hazards.
  • Ability to meet deadlines.
  • Property light inspections.
  • Must maintain and pass assigned Learning Management System classes.

PHYSICAL FUNCTIONS:

Standing, walking, lifting, pushing, pulling, climbing, stooping, kneeling, bending, reaching, writing, driving, talking, hearing and seeing. Also, withstand normal environmental conditions both inside and out throughout the year.
