Description Ayres Lodging Collective is a family-operated vacation rental and property management company based in East Tennessee that specializes in managing short-term rental homes in the Gatlinburg, Pigeon Forge, and Sevierville areas. This includes the Timber at Holly Branch, Norton Creek Resorts, and Treehouse Grove. The Maintenance Technician is responsible for performing skilled maintenance, general construction, and general property upkeep, including operating heavy machinery and completing repairs to ensure facilities and grounds are safe, functional, and well-maintained. Duties & Key Responsibilities Skilled Maintenance & Construction Work Perform advanced repair and construction tasks across properties and grounds Operate heavy machinery and equipment safely, including loaders, skid steers, or similar equipment Complete general construction (GC) and trades work, including: Decking repair, replacement, and structural improvements Flooring installation and repairs (LVP, tile, hardwood, etc.) Small drywall installations, patching, and finishing Pouring, forming, and repairing concrete pads and surfaces Assist with small renovation and improvement projects as needed Read and interpret basic work orders, plans, or project scopes Ensure all skilled work is completed to quality and safety standards General Maintenance & Grounds Support Perform routine maintenance and general handyman tasks across buildings and outdoor areas Conduct regular inspections to identify maintenance or safety issues Troubleshoot and repair minor issues related to facilities, equipment, or grounds Assist with upkeep of outdoor areas, including basic landscaping and property appearance Maintain and organize tools, equipment, and maintenance areas Respond to maintenance requests in a timely and professional manner Support team members with additional tasks as needed to ensure overall property upkeep Requirements 2 years Proven experience in maintenance, construction, or a skilled trade, including hands-on work with decking, flooring, drywall, and concrete (required). 1year of experience operating heavy machiary (required) Must be 18 years of age (required). High School Diploma or GED equivalent (preferred). Candidates must meet eligibility requirements to be insured to operate company vehicles (required). Knowledge/Skills/Abilities: Knowledge of general construction methods and materials (decking, flooring, drywall, concrete) Understanding of basic maintenance systems, including plumbing, electrical, and general repairs Ability to safely operate heavy machinery and maintenance equipment Proficiency with hand and power tools Strong troubleshooting and problem-solving skills Ability to prioritize tasks and manage time efficiently Attention to detail and commitment to quality workmanship Basic knowledge of safety procedures and best practices Physical Requirements: Must be able to bend, stoop, climb stairs, twist, kneel, climb, lift, push, and pull items weighing up to 50lbs. Must be able to stand and continuously move throughout the workday. Must be able to work in an outdoor environment for 8+ hours.
