Description:
EDUCATION, TRAINING, AND EXPERIENCE
· Minimum grade 12 and three (3) years of related maintenance experience in a residential or continuing care organization is required;
· Demonstrated mechanical aptitude with at least one-year experience in plant operations and maintenance is required;
· 5th Class or Building Operator “A” Certificate or equivalent is preferred;
· Journeyman Trade Certification as an electrician or plumber is preferred;
· Class 5 Drivers License and a reliable vehicle for travel between assigned sites is
· required;
· Basic computer skills – Microsoft Outlook and texting required;
· YARDI® maintenance software preferred;
· Certification in Fall Arrest and Confined entry or requirement to obtain same within three months of hire required; and
· Standard First Aid and CPR or requirement to obtain same within three months of hire required
SKILLS AND ABILITIES
· Effective, respectful verbal and written communication;
· Knowledge of and capability to complete tasks relating to general painting, plumbing, carpentry, electrical, heating systems and gardening;
· Multitasking and prioritizing work tasks to accommodate operational needs of Site;

Responsibilities:
JOB ROLE
Reporting to the Community Manager and/or designate, the Maintenance Worker II performs a variety of demand, routine, and preventative maintenance repairs, including safety and quality inspections, grounds and landscaping care, snow and ice removal, testing emergency call and life safety equipment for their assigned site(s).
JOB DUTIES
- Performs maintenance by identifying the nature of problems and making repairs to a variety of equipment and systems;
- Prioritizes maintenance requests and scheduled workload so maintenance can be completed in a timely, customer service focused manner;
- Completes daily and cyclical equipment checks on boilers, exhaust fans, air handling units, and other equipment
- Records boiler readings and pressures, domestic hot water and assisted bathing temperatures;
- Performs mechanical and electrical troubleshooting and repairs on systems
- Replaces zone valves and thermostats;
- Performs minor electrical and mechanical repairs to kitchen, housekeeping, and laundry equipment and small appliances;
- Performs minor equipment and structural repairs to walls, ceiling, and floor surfaces;
- Provides building and furniture repairs and maintenance
- Performs painting, minor carpentry and masonry work
- Conducts testing of life safety equipment
- Performs repairs to site owned resident use and common area furnishings;
- Performs repairs and cyclical maintenance on janitorial equipment
- Perform seasonal set up and change over
- Maintains building accessibility and appearance
- Complete daily grounds and landscaping rounds.
- Maintain sidewalks, parking areas, and roads
- Performs minor repairs and parts replacement on grounds equipment and machinery;
- Maintains a safe and tidy work environment by following security measures, locking up tools and equipment;
- Assists Housekeeping Services as requested with furniture moving, annual cleaning projects and cyclical and turnover cleaning of light fixtures.
- Clean building areas such as mechanical rooms, crawl spaces, mechanical shops, outdoor storage areas, and garages as required;
- Submits Order Requisitions for maintenance parts/supplies and receives supplies and stores in designated areas.
- Assist with resident move-ins such as hanging pictures and placing furniture as requested;
- Advises supervisor of any problems regarding building, systems, or equipment;
- Maintains computerized and manual logs
- Coordinates and/or completes preventative maintenance activities as outlined in YARDI®;
- Participates in the “on call” after hours emergency roster;
- Participates in site events and assists with setting up and taking down of tables, chairs, equipment etc. to support special events for staff, residents, families, and volunteers;
- Attends all regularly assigned and required meetings and prescribed training;
- Performs other related duties as assigned.
