Job Summary: Serves as the working leader of three or more Maintenance Workers NA-5 through NA-10 performing various tasks involving construction, alteration, and repair of buildings and equipment. Duties and Responsibilities: Sets the pace and leads Maintenance Workers NA-5 through NA-10 in performing tasks such as maintaining and repairing a variety of refrigeration and air conditioning units and systems, such as coolers, refrigerators, deep freezers, etc. Replaces components of cooling units, such as compressors, condensers, expansion valves, thermostats, and drive assemblies. Constructs, repairs, and restores buildings; repairs doors, windows, and office furniture; constructs display booths; sets up sun shades; replaces screens and wires window guards; builds and repairs cabinets, walls, partitions, and extensions. Paints interior and exterior areas, including walls, baseboards, shelves, counters, cases, etc., preparing surfaces for painting by sanding, wire brushing, etc. Repairs defective electrical wiring, control equipment, and fixtures; installs circuit breakers and new wiring; removes, replaces, splices, solders, and/or insulates items being repaired using a variety of hand tools. Conducts preventive maintenance programs and performs necessary plumbing repairs, installations, adjustments, and modifications. - Demonstrates proper work methods and procedures and answers employee questions. Keeps the supervisor informed of any delays or unusual problems. - Ensures that all tools, parts, and equipment are available; requisitions and/or obtains parts and equipment as necessary. - Assures that safety and fire rules and regulations are followed and that equipment and tools are properly cleaned and maintained. PHYSICAL EFFORT: Is required to stand, stoop, bend, kneel, etc. Frequently lifts and carries materials and equipment weighing up to 50 pounds. WORKING CONDITIONS: Works inside and outside, exposed to dust, dirt, cuts, and bruises. Performs other related duties as assigne GENERAL EXPERIENCE: One year of experience that provided the applicant with knowledge of general maintenance practices involving the upkeep of buildings, grounds, fixtures, equipment, etc. SUBSTITUTION OF EDUCATION FOR EXPERIENCE: One year of high school education may be substituted for 3 months of general experience, up to a High School Diploma or GED for one year of general experience. SPECIALIZED EXPERIENCE: Five years of general maintenance work involving a variety of trade practices associated with occupations such as air conditioning and refrigeration, electrical work, plumbing, carpentry, masonry, and painting, etc. PHYSICAL REQUIREMENTS: Standing, stooping, bending, kneeling, climbing, and working in tiring and uncomfortable positions. Frequently lifting and carrying materials weighing up to 50 pounds.
