Description The Make Ready Maintenance Technician is responsible for preparing vacant apartment units for new residents and performing various maintenance tasks to ensure the property remains in excellent condition. This role involves a combination of technical skills and attention to detail to ensure units are ready for occupancy and the property meets high standards of appearance and functionality. Requirements Key Responsibilities: Unit Turnover and Preparation: Inspect vacant units and determine the necessary repairs and maintenance tasks. Replace or repair fixtures, appliances, and hardware as needed. Ensure all units meet the property's quality standards before being leased to new residents. General Maintenance: Conduct routine maintenance tasks such as changing light bulbs, fixing leaks, and unclogging drains. Perform preventive maintenance on equipment and systems to extend their lifespan. Assist with emergency maintenance tasks as required. Property Upkeep: Maintain the property's curb appeal by performing tasks such as pressure washing, painting, and landscaping. Ensure common areas are clean, safe, and functional. Safety and Compliance: Follow all safety protocols and use appropriate personal protective equipment (PPE). Report any safety hazards or maintenance issues to the Property Manager. Customer Service: Interact with residents in a professional and courteous manner. Address resident maintenance requests promptly and efficiently. Communicate effectively with the Property Manager and other team members. Qualifications: Experience: Previous experience in maintenance or a related field, preferably in a multi-family residential setting. Skills: Proficiency in basic plumbing, electrical, carpentry, and painting. Strong problem-solving skills and attention to detail. Physical Requirements: Ability to lift up to 50 pounds, stand and walk for extended periods, and perform repetitive tasks. Ability to use various hand and power tools. Other Requirements: Reliable transportation, ability to pass a background check, and on-call availability for emergency maintenance needs. Work Schedule: Full-time position. May require weekends, holidays, and on-call hours depending on property needs. Overtime: Responsibilities may involve Over-Time to meet the changing needs of the organization. Compensation: Competitive hourly wage.
