Job Description Land & Investment Sales – Land evaluation - Identify suitable land parcels aligned with business requirements . - Liaise with landowners, brokers, consultants, and local authorities for land sourcing - Negotiate commercial terms, pricing, and acquisition structures (outright purchase, lease, JV, BTS, etc.) - Preparing financial cashflows for deal structuring Due Diligence & Legal Coordination - Work closely with legal teams, surveyors, and consultants to resolve title or regulatory issues. - Ensure compliance with local land laws, development regulations, and statutory approvals. - Oversee land possession, demarcation, fencing. - Evaluate risks related to encroachment, disputes, or regulatory changes. Documentation & Closure - Facilitate execution of agreements such as MoU, Sale Deed, Lease Deed, Development Agreement, or JV agreements. - Coordinate stamping, registration, and post-registration formalities. - Maintain proper documentation and land records. Additional Information - Strong understanding of land bylaws, title structures, policies and local regulations. - Prepare Investment decks, IMs, Reports - Prepare feasibility models for land acquisition, development, and BTS projects - Build and maintain JV financial models including cash flows, IRR, NPV, and waterfall structures. - Negotiation and stakeholder management skills. - Commercial acumen and analytical ability. - Knowledge of industrial / logistics / infrastructure land markets (preferred). - Ability to work independently and manage multiple sites.
