Description Join our team! Galloway Ridge is an upscale continuing care retirement community located between Chapel Hill and Pittsboro in Chatham County, NC. Under the direction of the Director of Facilities Services, the Manager of Fire & Life Safety is responsible for performing, supporting, coordinating, and leading all aspects of the community's fire and life safety operations. This role encompasses four essential areas of responsibility: safety systems oversight, regulatory compliance management, emergency management coordination, and team leadership. The Manager serves as the primary point of contact for all fire and life safety operational work efforts, including system maintenance, compliance documentation, emergency protocols, and employee management. Due to the critical nature of fire and life safety operations, this position requires availability to respond to emergency issues or needs at any hour of the day and night (Monday to Sunday) when requested. Responsibilities include, but are not limited to: Safety Systems: Oversee comprehensive fire protection systems including sprinklers, fire alarms, smoke detection, fire extinguishers, fire doors, and suppression systems. Manage all life safety functions including emergency call systems, alert systems, access control, elevators, generators, emergency lighting, and mass notification systems. Implement preventative maintenance programs for all fire and life safety equipment according to NFPA standards. Coordinate testing and inspection schedules for all fire and life safety systems. Maintain equipment, tools, and material inventory. Manage service contracts, supply orders, and vendor relationships with fire and life safety professionals. Regulatory Compliance: Ensure compliance with federal, state, and local fire codes and regulations, particularly DHSR requirements. Maintain detailed documentation of all fire system inspections, tests, and maintenance activities. Prepare for and support fire marshal inspections and regulatory surveys. Track fire safety deficiencies and implement corrective actions. Develop and implement fire safety and emergency response procedures that meet or exceed compliance standards. Maintain up-to-date fire safety plans and evacuation maps. Emergency Management: Manage fire response protocols and emergency evacuation procedures. Coordinate regular fire drills and evaluate effectiveness. Monitor and respond to emergency call system activations and fire alarm signals. Manage work schedules to ensure 24/7 coverage for fire and life safety systems. Provide team assistance during and outside business hours for emergency response. Develop and implement fire prevention programs. Monitor safety-related conditions and address issues immediately. Team Leadership: Hire, train, supervise, and evaluate life safety personnel. Provide specialized training on fire systems operation and emergency response procedures. Serve as the facility's fire safety subject matter expert. Engage and collaborate with residents, staff, and community partners on fire safety initiatives. Support departmental goals and corporate initiatives. Evaluate and recommend improvements to fire and life safety systems All other duties assigned include, but not limited to, enhancing the Resident Experience. Requirements High School Diploma or GED preferred Valid Driver's License Minimum 3-5 years experience with fire and life safety systems including fire alarm panels, sprinkler systems, emergency call/nurse call systems (such as R-Care), access control systems (KABA, SALTO, KERI), automatic doors (HORTON), and wander management systems (ACCUTECH). Proficiency in interpreting fire safety codes, regulations, and compliance requirements, particularly DHSR and NFPA standards. Ability to read and interpret blueprints, specifications, and schematics related to life safety systems. Working knowledge of system testing protocols, preventative maintenance procedures, and troubleshooting techniques for fire and life safety equipment. Experience coordinating emergency response protocols and evacuation procedures. Ability to remain calm and make critical decisions under pressure during emergency situations. Knowledge of fire drill requirements and emergency preparedness planning. Demonstrated ability to develop and implement fire prevention programs. Experience supervising, training, and evaluating technical personnel. Strong project management skills, including coordinating vendors, managing budgets, and overseeing system installations or upgrades. Excellent verbal and written communication skills with ability to effectively explain technical information to non-technical audiences. Willingness to respond to emergency situations 24/7 when required. Adaptability and problem-solving orientation when addressing life safety challenges. Proficiency with computers, tablets, and life safety management software. Valid driver's license and ability to work in various environmental conditions. Physical ability to perform essential job functions including system inspections. Demonstrated ability to collaborate with diverse stakeholders including residents, staff, and regulatory officials.
